SalaryAsset Manager. OUR CLIENT is an established and recognised real estate owner / investor who are expanding and are now looking for an Asset Manager to join the team and work on commercial portfolio of properties.
THE ROLE RESPONSIBILITIES for the Asset Manager:
- Negotiating and dealing with tenants' lease events including rent reviews, break clauses and lease expiries
- Familiarity with standard commercial lease terms and ability to fully interpret lease terms from leasing documents.
- Instructing and monitoring letting agents on vacant commercial properties.
- Reviewing, negotiating and agreeing Heads of Terms.
- Overseeing the accuracy of property data on the system.
- Understanding tenant rent statements and investigating discrepancies and variances.
- Responsible for annual insurance renewal ensuring best value.
- Ensuring billing of recoverable insurance.
- Dealing with all applications for consent including alterations, assignments and under-lettings.
- Minimising vacant property costs including mitigating business rates and utility charges.
- Ensuring statutory audits are undertaken, recorded and accounted for the service charges, health & safety, etc.
- Dealing with all business rates matters.
- Preparing/approving service charge budgets, demands and apportionments.
- Overseeing Section 20 procedures for long term service contracts and major works.
THE ROLE REQUIREMENTS and SKILLS of the Asset Manager:
- Have 5+ years' experience managing a commercial property portfolio.
- Previous experience of doing rent reviews and lease renewals.
- QUBE / YARDI or TRAMPS knowledge.
- Happy to work in the office 4 days a week.
