Role Summary
Reporting directly to the Commercial Manager, the Assistant/Trainee Quantity Surveyor will be required to assist with the commercial management of a number of housing projects from conception to completion. They will be required to assist in all aspects of subcontractor relationships within the commercial department to ensure cost effective delivery of the business plan, maximising profit and value. The successful candidate will be involved in communication between head office and all suppliers, subcontractors, merchants, and Genesis Homes site staff.
Key Accountabilities
Identify and assess trade and contractor requirements for successful completion of viabilities and site completion
· Support and assist the commercial manager with land viability process though measuring and quantifying drawings and maintaining records
· Support and assist in Securing best rates through comprehensive tender lists
· Gain approval of all sub-contractor tender lists prior to commencing tender process
· Assist with Implementing and review of robust tender documents, trade and addendum specifications
· Assist with detailed tender analysis per sub-contractor to enable comparison against budget
· Assist and review tender returns and qualifications in order to identify areas of commercial risk
· Monitor and review standard streamlined suite of tender documents, ensuring accurate use of computerised central file
· Understand CVR reports and profit/loss reviews on individual projects
Assist with the effective management and selection of contractors and sub-contractors to meet the business plan
· Contribute to identifying new sub-contractors across all operating areas in order to facilitate expansion
· Ensure that sub-contractors fully meet Pre-Qualification requirements and are loaded to Construction Manager
· Ensure that all sub-contractors appointed are on the appropriate system
· Monitor and review commercial performance of sub-contractors
· Effectively manage the sub-contractor tender process to agreed standards and protocols
· Prepare, compile and update trade specifications
· Monitor and analyse tender returns
· Ensure accurate and timely contract administration
· Process payments in alignment with authorisation and payment schedule criteria
Assist with the delivery of quality management information in line with business requirements and timescales
· Gain understanding of customer requirements at all levels to ensure delivery meets expectations
· Contribute to the review of management information on projects, in conjunction with the Commercial manager, to ensure continuous improvement and the production of relevant reports in line with the business
· Assist in achieving the delivery of key deadlines across the projects with focus on accuracy and timely outputs
· Contribute to creating a sustainable, viable and commercial supply chain that meets all existing and future business requirements and considerations
· Assist with the monitoring and reporting of sub-contractor and supplier performance
· Assist with the management and monitoring of build costs across the spectrum of developments
· Follow the business’s robust tender processes that mitigate risks to the business
· Assist with the payments system for the payment of sub-contractors and the suppliers of goods and materials in line with Genesis Homes policies and procedures
· Assist with the delivery of CVR reports in line with agreed targets

· To allow development into the role the candidate would be currently one of the following;
- A-levels or equivalent qualification to enable progress to a quantity surveying degree
- currently enrolled on a quantity surveying degree – ongoing progression of the degree course
- Recently qualified from a quantity surveying degree course looking for career path into industry.

· Role reports directly to the Commercial Manager
· Start date: April/May 2024
· Full time working week equivalent to 40 hours.
· Salary – £18,000-£25,000 depending on experience/Apprentice training/progression
