Block Manager’s Responsibilities:
- Being the initial point of contact for freeholders and leaseholders for day-to-day issues
- Liaising with the in-house maintenance team and other contractors on maintenance tasks to get quotes, organise works and coordinate access
- Liaising with freeholders and leaseholders on maintenance items or other issues relating to their freehold
- Dealing with utility suppliers for blocks and ongoing bills
- Preparation and issuance of notices in compliance with Section 20 of the Landlord and Tenant Act 1985 in regard to major works
- Taking payment from leaseholders
- Undertaking regular block inspections
- Work with the client to reduce service charge and ground rent arrears
- Ensure that all blocks meet current health and safety regulations, fire regulations if relevant and other legislative requirements.
- Responding to complaints to address disputes and potential breaches of lease
- Various administration and reporting to ensure that your portfolio is run in an organised fashion.
