As Building Inspector, you will be responsible for carrying out post completion inspection of repair works carried out across Octavia's portfolio of properties. Your focus will be to ensure tenants have confidence in the repairs services they are receiving and that value for money is achieved.
Key Responsibilities
- Inspecting completed repairs and void work to establish whether the work has been completed to a suitable standard, including materials used, cost of repair, time taken and tenant satisfaction
- Providing feedback on contractor performance
- Inspecting properties of customers who are wishing to Mutually Exchange and providing reports on the visit to the Lettings Team
- Recording and maintaining records of post inspections in accordance with agreed performance indicators
- Instructing contractors in respect of defective work, and checking that remedial work is carried out
- Attending and making a positive contribution at surgeries/meetings
- Carrying out inspections relating to complaints, condensation control, damp, disrepair and damage as requested by the Repairs Manager
- Identifying works required and raising orders accordingly
- Providing written reports of visits and sharing with colleagues, customers and external agencies
- Providing duty cover when required
- Dealing with customer enquiries in a positive and sympathetic manner
- Providing back-up for the Property Surveyors as requested by the Repairs Manager
- Working with other departments on Estate Improvements where required
- Checking and signing off work relating to Fire Risk Assessments
Requirements
For this position, we have listed the requirements we believe are essential for this role:
Knowledge
- Understanding of building maintenance operations, and the roles and responsibilities of the employer and contractor
- Understanding of a landlord's repairing obligations and responsibilities
- Appropriate knowledge of relevant health and safety legislation
Experience
- A background in housing or other property maintenance is required
Skills
- An ability to identify building defects and take appropriate remedial action
- Skilled in preparing and writing reports
- Competent IT skills
- Strong verbal and written Communication
- Being customer focused and committed to commitment to tenant participation
