As Building/Maintenance Surveyor, you will undertake extensive building contract administration, the preparation of legal contract tender documentation, specification, supervision and monitoring of capital contracts.
You will be responsible for the delivery of a customer focussed reactive maintenance service. Proactively engaging with residents to provide support, advice and interventions to ensure that properties are effectively maintained, all repairs are undertaken promptly and to high standards, contractors are monitored and supervised ensuring performance targets are achieved and high levels of customer satisfaction is attained
Accountabilities:
- Building Contract Administration: Oversee extensive building contract administration, including the preparation of legal contract tender documentation, specification, and monitoring of capital contracts for Council-owned Housing.
- Property Inspections: Conduct inspections of void and tenanted properties, agreeing on work specifications.
- Customer Maintenance Service: Deliver a customer-focused reactive maintenance service, ensuring effective property maintenance, prompt repairs, and contractor performance.
- Financial Management: Monitor capital budgets, maintain financial records for all capital works, and ensure adherence to financial regulations.
- Contractor Supervision: Monitor and supervise contractors to ensure efficient and effective service delivery.
- Compliance & Legislation: Ensure compliance with statutory requirements, respond to legal obligations, and stay updated on relevant legislation.
- Customer Relations: Handle customer complaints, engage with residents, and maintain positive relationships with stakeholders.
Job Requirements:
- Experience & Knowledge: At least 3 years of post-qualification experience in building/surveying, knowledge of statutory legislation, financial regulations, and experience in repairs, maintenance, and contract administration.
- Qualifications: HNC/professional qualification in a related field, additional experience in capital contracts/project management, or significant experience (5+ years) in a similar role. Other qualifications like Accredited Energy Assessor, CSCS, and experience with Auto Cad are desirable.
- Skills & Abilities: Ability to manage deadlines, develop policies, understand complex information, provide technical advice, work under pressure, and lead projects. Proficiency in IT skills, including Microsoft Office, and excellent communication and interpersonal skills.
- Personal Attributes: Organised, self-motivated, customer-centric, proactive in implementing changes, decisive, problem-solving, and a team player. A full driving license and daily car usage are required.
