What is the role?
The environment division will provide a specialist service focused on ensuring that the environments outside our customer homes (including communal areas) are clean and safe. Outside our residential portfolio we have a substantial portfolio of related assets including open spaces, communal gardens, trees, paths, communal areas in flatted blocks, bin stores etc. This portfolio can have a profound effect on the quality of life for customers who rent or lease homes and maintaining the environment around these homes is a key part of our customer service offer. As a grounds maintenance operative, you will play a role in ensuring that we provide a high-quality cost-effective grounds maintenance service, responding to seasonal demands and the needs of customers, all in line with agreed standards.
What will you be doing here?
· You will support the delivery of area-based estate services working in communal areas, open spaces and ensure a planned and reactive service to the management of estates.
· You will record and monitor any incidents occurring on the estates (including internal and external common areas to blocks, roads, paths, gardens, forecourts etc) and report them through the correct channels.
· You will ensure that estates within the area are kept clean, tidy and safe in accordance with agreed standards and carry out works in line with specified programmes, rotas, shifts, or other management instructions as required. This includes:
· Inspections of, and provision of access to, estate locations.
· Cleaning, clearing and litter picking (including occasional animal / human bodily waste).
· Dealing with refuse, excess waste and fly-tipping.
· Graffiti removal and jet-washing.
· Collecting and removing of sharps and needles safely and correctly.
· Adjusting time clocks and replacing light bulbs.
· Dealing with vehicle issues, such as parking, untaxed and abandoned vehicles.
· Assisting with the stock taking cleaning materials and equipment.
· Any other similar estate duties in line with the role and the service offer.
· You will communicate with customers (including leaseholders) and other members of the public to ensure that they uphold their obligations and/or help us maintain standards.
· You will operate in line with key policies and procedures particularly those relating to health and safety and safeguarding.
· You will ensure performance and compliance against agreed standards, measures and targets and contribute as required to business assurance monitoring and reporting.
· You will look at ways to improve the customer experience and you will be open to new ideas and innovations.
· You will positively support activities that help promote our new culture and behaviours.
Skills and experience
· High customer service ethic.
· Able to communicate clearly in an appropriate and diplomatic manner with a range of customers and colleagues.
· Experience in day to day maintenance and/or cleansing of buildings.
· Works with high levels of integrity, confidentiality and respect.
· Flexible and works collaboratively.
· Good IT skills.
· Willing to embrace change.
· A sound knowledge of H&S and COSHH.
· The ability to adapt to the needs of the role on a day-to-day basis, working to not only your schedule but also proactively and reactively as the role requires.
Qualifications and other requirements
· Driving license.
· A BICs Cleaning Qualification or similar would be desirable.
