Adecco Property Services division North is delighted to be partnering exclusively with Berneslai Homes in recruiting for a either a Fixed Term Contract or an interim Damp & Mould Disrepair Surveyor to become part of their Repairs and Maintenance team in Barnsley offices.
These roles are initially for 6 months but have every opportunity to go permanent or be extending due to workload and a desire to grow this team.
Interim rates - £28-32per hour (Inside IR35)
Fixed Term - £40-43,000 per annum (full package below)
Purpose
This is an essential role within the Repairs Maintenance and Building Safety department of the Directorate of Property Services. By providing the 'client side' function you will ensure a targeted right first time approach to Damp & Mould acting as the 'Subject Matter Expert' ensuring the organisation meets all its obligations and that properties we manage are safe and decent as a result.
You will also work on Disrepair cases from initial letter of claim to financial settlement and see agreed works through to completion taking initiative on all investigations to determine potential risk and financial loss. Good performance will be maintained within the team and contractors working on behalf of the organisation in line with the Revenue & Capital budget resources allocated.
Duties
- Carry out Damp, Mould & Disrepair survey visits & post inspections ensuring performance targets are met in line with business objectives i.e., ensuring inspections are completed in timeframes in line with HHSRS assessments of Hazards.
- Be involved in the development, procurement, delivery, monitoring and review of all Damp, Mould & Disrepair works and projects including monitoring performance by measuring against contractual Key Performance Indicators which will involve contributing towards making Operational & Financial decisions and providing data and reports as required.
- Maintain computerised records of the Housing Stock and other premises managed by Berneslai Homes, to ensure that the data we hold is kept fully up to date, reviewed, and utilised in decision making processes.
- Representing Berneslai Homes, utilise your external networks to Identify and implement innovative ways of working, actively seeking and rolling our best practice within the sector.
- Working in collaboration with other service areas, contribute towards the ongoing development and review of Strategy, Policy, Specification and Action Plans in relation to Damp, Mould & Disrepair.
- Provide day-to-day technical advice to Berneslai Home's staff, contractors, and tenants on all Damp, Mould & Disrepair matters as the 'Subject Matter Expert' to ensure pro-active and preventative measures that address the root causes are expedited correctly.
Candidate Requirements
- Level 4 qualification such as HNC / NVQ or proven extensive experience with a willingness to achieve this in a reasonable timescale.
- A willingness to undertake further training as required, particularly in relation to HHSRS.
- Membership of a Construction Industry related
- Professional Body (CIOB / RICS as examples) or a willingness to achieve this in a reasonable timescale.
- Excellent understanding of the RSH Homes Standard, Legislation in respect of Damp, Mould & Disrepair and Landlords Statutory Duties.
- Experience of working in a similar role within domestic and non-domestic stocks.
- Ability to diagnose building defects and make technical recommendations and initiate appropriate actions for resolution.
