Job description

Supervise/monitor craft trades staff on a day-to-day basis. Control/monitor the flow of work from the Helpdesk to the maintenance crafts team, via the CAFM System (Concerto) including any necessary data inputting. Prioritisation of work and ensuring materials are available and order materials for all building trades managed establishing costs up front to ensure value for money is achieved in all such procurement. Ensure all work is issued and executed in a manner that utilises all resources in an efficient way ensuring a fast and reliable service. Maintain up to date records/ plant history files and basic keyboard IT skills needed to input data. Internal and external maintenance repairs and renewals to the building fabric, engineering systems, fixtures, and fittings. Construction and fitting of new items, using all trades and equipment. The repair of all fixtures and fittings across all trades. Furniture and floor covering repairs utilising local contract labour. Carry out minor new works using both contractors and internal staff. Use of all relevant tools and equipment including and power tools. Training where necessary to learn new techniques. Instruction of others on all aspects of the work (Estates). Support/mentor/train agency staff & apprentices. Quantify materials and manufacture above as required. Manage maintenance work, new minor works ensuring patient and visitor safety. Act as Authorised person / Competent person as defined under the associated Health technical memorandum (subject to training and competency). Inspection of all scaffolding erected at Trust properties. Participate in Estates (Engineer on call) on call rota to respond to both engineering and building emergencies. Attends Works Services/Projects staff meetings. Liaison/supervision of contractors employed on building maintenance and monitor compliance with all health and safety regulations on activities performed. Responsible to ensure self and subordinate staff fully comply with all health and safety legislation, including all health technical memorandums, policies, and procedures in place in the workplace/introduced periodically and monitor compliance of same. Will have a sound knowledge of trades working parameters i.e. mechanical, electrical, joinery and painting/building maintenance works co-ordination. Will produce annual redecoration programme including patient environmental action team remedial works and implement/monitor same with directly employed staff/contractors to ensure time parameters are met. Driving the Trust's vehicles as required to fulfil the maintenance obligation. Member of Trust Fire Team and will respond to fire alert calls. Carry out repairs and maintain and efficiently run mechanical plant and equipment including pre-planned maintenance (PPM) and full documentation as required in plant logbooks, and other methods of record keeping. Deputise for the other Estates supervisor during times of leave. Responsible for workshop safety and compliance.
