Head Of Property Maintenance

As Head of Property & Maintenance, you'll provide leadership, vision and direction to the portfolio’s Property Maintenance team, supporting quality maintenance delivery to our hotels across the UK, as well as our laundry facility and Head Office sites.

Reporting to the Director of Property, you'll act as the subject matter expert for FM Operations, as well as providing clear and concise guidance on H&S and compliance matters. 

Role:

• Directing the company’s technical FM division with over 40 team members and the management and mentoring of 3 direct reports
• Production and establishment of Engineering and Maintenance SOPs ensuring their adoption across the portfolio
• KPI setting and benchmarking for our in-house maintenance teams and contractors
• Review and updating of the Asset register to ensure accurate record of asset conditions
• Assist in the production and lead the delivery of Property Improvement Plans (PIPs)
• Assist in the Formulation of maintenance budgets and rolling CAPEX plans liaising closely with the General Managers, Group Property Director and Divisional FCs
• Delivery of carbon reduction management programmes and activities.
• Monitor and report upon utility consumption, targeting ongoing reduction through leadership of the Green Team and implementation of best practice initiatives.
• Manage the delivery of refurbishments in operational hotels including the repair and replacement of ‘in service’ MEP systems, working with the Contractor and the respective hotel’s Senior Management to minimise disruption and revenue losses
• Supplier and contractor selection and management through contractually agreed SLAs and KPIs

The Person: On your first day you will begin a structured 12 week learning journey, supporting you with skills, knowledge, and confidence . With this in mind, we are looking for a Head of Property & Maintence who:

• Has a minimum of 15 years of relevant career experience with operational management within Property Maintenance.
• Holds a NEBOSH National General Certificate
• Is Mechanically and/or Electrically qualified with sound technical grounding and an in-depth knowledge of all skilled trades and practices both technical and building fabric related
• Is experienced in managing and delivering maintenance operations through a CAFM system, such as Concept Evolution, or CMMS/ SMS software such as Joblogic, Synergy, Hotsos, Knowcross etc
• Has strong technical knowledge of HVAC plant and Building Services, their operation and optimisation through BEMS/BMS platforms such as Niagra 4, Trend, Honeywell etc
• Is proficient in the use of the MS Office 365 suite of programmes
• Has in depth knowledge of Building Services Engineering Association SFG20 standards advantageos
