Salary: circa £80,000, dependent on experience

The Role
Heres the job; to drive the future investment and modernisation of a leading housing associations 34,000+ homes portfolio, including ensuring the achievement of our SAP Band C 2030 & 2050 Net Zero Carbon Targetsa housing association with the largest proportion of properties 100+ years old of any association in the country.
As our new Head of Property Modernisation, youll face this challenge head on - leading your team and working closely with contractors to ensure the effective operational and financial planning, management and delivery of our contracted Modernisation, Energy and Retrofit programmes of work. Youll take personal responsibility for leading the management of our main contractors, whilst ensuring that your team are managing their contractors just as robustly and diligently - ensuring well-defined contract management processes are established and practiced, including the development of clear contractor KPIs and regular effective service review meetings.
And to show were serious about ensuring our tenants are receiving the maximum possible benefit from our modernisation interventions were not just replacing a window here, insulation there etc. Youll lead on the delivery of a pilot "whole house investment" programme that will optimise the energy efficiency and spec of tenants homes in a single package of works.
Our ideal candidate?Youll have received relevant training and/or achieved a qualification in relevant discipline, and have extensive work experience in leading the delivery of multifaceted construction projects and programmes through direct labour and contracted workforces. This will be coupled with a level 5 Housing Management qualification or a willingness to work towards. Effective contract management will be key to your success, so youll come with experience of working closely with contractors to build successful working relationships, based on a clear understanding of contractual obligations and related KPIs, robust and open challenge of under-performance and a collaborative approach to ensuring the best possible service is delivered to the end user.
