Job Role:
Lettings Negotiator in our clients Student Letting Company in Widcombe, Bath.
This is a varied role with duties dependent on the time of year and the student letting cycle. This includes landlord and tenant liaison in person and on the phone, arranging and conducting viewings, carrying out periodic inspections, property management dealing with maintenance issues, instructing contractors and overseeing works and preparing contracts and general administration.
Requirements/Preferences:
- Previous experience of working in a lettings office.
- Good maintenance knowledge and able to assist and trouble shoot with tenants.
- Excellent organisational skills.
- Knowledge of CFP Software (or similar).
- Ability to work within a fast paced environment.
- Confident at dealing with clients, contractors, landlords and tenants both on the phone and face to face.
- Smart appearance.
- Good telephone manner.
- Full driving licence and own car.
Duties:
- Letting- working with the lettings team during busy periods: arranging viewings, preparing contracts, RENT4SURE referencing, CFP data input and updating, uploading photographs etc.
Potential for carrying out viewings and property inspections with progression.
- Maintenance -managing the maintenance of a portfolio of properties on a daily basis, answering tenant queries, handling Fixflo reports, arranging quotations, tenant and contractor liaison, auditing invoices against quotes prior to payment, quality control of works including inspections.
- Inspections - carrying out periodic inspections using Touchright to check how tenants are living, assessing condition of property, suggesting improvement works to landlords.
- General administration - Email correspondence, uploading contractor invoices to the system, answering the phone and dealing with enquiries.
Salary and Terms:
- Hours - Monday to Friday : 8:45am - 5:30pm
- Salary: GBP26,000-GBP29,000 depending on experience
- The position is based in our office in Widcombe.
- Annual Leave - 20 days holiday plus bank holidays. No leave to be taken in July. 2 days leave must be taken to cover Christmas close down.
