Willow Services (Southern) Ltd. was founded in 1994, and currently services over 80 residential developments across the South of England, with our teams delivering grounds maintenance, communal cleaning, window cleaning, and property maintenance services.

Job Title: Multi-Team Operative

Job Description: We are looking for an enthusiastic person to join our growing team as a multi-team member, moving across our property maintenance, cleaning, and grounds maintenance teams. Further specifics can be found below.

This role would suit a mature minded applicant who has proven and practical skills (in some or most of the activities above) who wants a varied and fulfilling role within a growing company. The successful applicant will be able demonstrate a strong work ethic, exceptional customer service skills combined with a genuine desire and ability to deliver a high standard of service to our varied client base. The successful candidate will be expected to manage their time competently in order to deliver the best service possible and to deliver value for money.

Work days will start at approximately 6 a.m. Monday to Friday, and finish at approximately 4 p.m. depending on the schedule. Saturday work is occasionally available depending on the needs of the business. Overtime is occasionally available, though may constitute unsociable hours. You will be contracted to work 37.5 hours per week, though the majority of our staff work more than this.

The post is based in Portsmouth, Hampshire; but the post-holder will be working on residential and commercial developments throughout the South of England, currently from Dorset to Kent, ranging up to Central London. The role does not allow for return to home to collect children from school/childcare, check on pets etc.

This post is full-time and permanent, with a three-month trial period.

The post is paid based on hours worked, by direct bank transfer, a week in arrears on a Thursday. Wages are negotiable, based on experience and ability. Pay will be based on a band system, with work on different teams being paid at a different rate. These bands range from £11.25 to £15 per hour. Holiday pay will be paid as a mean of these bands.

It is likely that the role will encompass 3 days a week with the grounds team, and 1 day a week with the property maintenance team and 1 day a week with one of our cleaning teams (see details below).

A Workplace Pension scheme is in operation.

Interviews will be conducted initially with an over the phone interview, followed by a physical interview at our office in Portsmouth. The successful applicant will start as soon as is possible.

Applicants must have:

· Full Clean UK Driving Licence

· Demonstrable Health & Safety experience

· Substantial experience in at least two of the key roles above

· Good communication skills

· Referees from previous employment

Desirable: Qualities:

· Good time keeper with a strong work ethic

· Outgoing and a natural communicator

· Good level of physical fitness (this role is physically demanding)

Grounds Team Roles:

1. Carry out a range of grounds maintenance tasks, including, but not limited to:

a. Grass cutting

b. Hedge cutting

c. Raking

d. Edging

e. Weeding

f. Sweeping

g. Litter picking

h. Soil cultivation

i. Site preparation

j. Planting and maintenance, including assisting in design of planting schemes when necessary

k. Loading and unloading plants, debris and tools up to 30 kg will take place occasionally as will emptying of litterbins up to 30 kg.

l. Driving and operating a wide range of vehicles and equipment to maintain developments to the required standards, including, but not limited to:

i. Pedestrian machinery

ii. Hand-held equipment

iii. Disposal of all resultant clippings at designated locations

m. Work with the general public in carrying out your daily duties and advise of potential hazards

Property Maintenance Team Roles:

Working either with the Property Maintenance Team leader or the Operations Manager, as part of the property maintenance team, or alone on a wide range of property maintenance works, including:

· Lock changes

· Door closer replacement

· H&S remedial work

· Roofing

· Fencing

· Landscaping

· Painting and decorating

· Minor repairs

· In some cases, major projects for our client portfolio

Cleaning Team Roles:

1. To ensure that the work is completed to a satisfactory standard, as outlined in individual contracts.

2. To work under the direction of the Line Manager to ensure:

a. All cleaning operatives observe manufacturers and COSSH regulations in the mixing and storing of cleaning materials

b. Materials are safely stored away at the end of each shift

3. To clean areas to the required specification, as directed, using correct techniques and cleaning equipment.

4. To ensure the safe removal of litter and waste to allocated disposal points, taking particular care with liquids, broken glass or other substances, which may be unsafe to residents, staff, and members of the public.

5. Emptying vacuum cleaners at the end of each session.

6. Cleaning and checking all equipment used after use, checking cables for wear and tear and storing away in a suitable safe area. Notifying supervisor of any faults found.

7. Ensure mops, cloths etc., are washed and left to dry as appropriate at the end of each session.

8. Reporting immediately to the Line Manager any defective electrical sockets, lighting, vandalism etc.

9. Ensuring Cleaning Supervisor/Line Manager is aware of low stock levels of materials and equipment

General Job Roles:

1. Undertake daily routine safety and maintenance checks, including, but not limited to:

a. Ensuring that vehicles, machinery and equipment used are well maintained

b. Ensuring that vehicles, machinery and equipment used are kept clean

c. Ensuring that vehicles, machinery and equipment used are not exposed to the risk of damage or loss/theft

2. Complete documents relating to the role of the post, including, but not limited to:

a. Timesheets

b. Site visit records (with supervisor)

3. The post holder may be in a driving position for up to 6 hours per day and may use pedestrian controlled plant for up to 6 hours per day and powered tools on a daily basis.

4. Work may involve working outside for up to 7.5 hours per day all year round. Work will take place in all-weather including snow, and will only be suspended if conditions are unsafe or if it is detrimental to ground and/or plants to continue.

5. Personal protective equipment will be provided and must be used.

6. To undertake all duties in such a way as to enhance and protect the reputation and public profile of Willow Services (Southern) Ltd. and any associated residential management company.

7. The post holder agrees not to disclose any confidential information obtained by holding the position to anyone, unless required to do so by law. To this end, the postholder will be required to sign an NDA as a condition of their employment.

8. Reporting immediately to the Line Manager any H&S or maintenance issues.

9. Any keys held by the post holder to residential and commercial properties will be governed by the following:

a. The post holder shall not have any copies made from these keys nor distribute any alarm codes.

b. The post holder shall not lend keys to anyone/nor share any alarm code for any reason, other than those related to the running of the company.

c. On completion of their employment contact, the post holder will return any keys directly to their immediate line manager.

d. The post holder understands that should any keys/alarm code be used by another individual that they are responsible for any and all damages, and understand that charges will be brought against them by Willow Services (Southern) Ltd. and any and all affiliated companies.

10. The post holder will perform all duties in accordance with Council and Health & Safety at Work Regulations.

11. To undergo periodic training and development as and when required.

12. Maintain the orderly condition of all developments we provide service to.
