Help us grow as a Property Acquisitions Surveyor, responsible for steering the strategic acquisition of our property portfolio in alignment with our growth plans. This role demands a blend of strategic vision, negotiation finesse, and a knack for identifying value-adding opportunities.
Key Responsibilities:
Team Oversight: Lead and guide the New Stores Team to achieve acquisition objectives.
Acquisition Strategy: Negotiate and finalize agreements for new stores, including location, rent, and size, leveraging managerial acumen to drive cost-effective decisions.
Recommendation & Approval: Present compelling opportunities to Directors, making well-informed recommendations for selected stores.
Consultant Management: Appoint and manage external consultants for professional issues, ensuring optimal performance and agreed-upon remuneration.
Maximizing Space Utilization: Identify and execute subletting opportunities within new stores, ensuring efficient use of surplus space within specified timelines and budgets.
Business Expansion: Scout for and evaluate potential businesses to expand our portfolio, conducting thorough property due diligence and presenting findings to Directors.
Development Opportunities: Identify and capitalize on unique business development prospects, seeking one-off profit opportunities.
Travel & Site Selection: Undertake extensive travel as part of the store site selection process, ensuring comprehensive coverage as per business needs.
Cost Control & Budgeting: Take charge of property administration cost control and budget preparation.
Team Development: Foster the growth of direct reports through training, development, and performance reviews.
Qualifications and Skills:
Experience: Proven track record in commercial Property Acquisitions
Negotiation Skills: Strong ability to negotiate and finalise property deals.
Analytical Mindset: Capacity to identify opportunities and assess risks.
Leadership: Effective leadership and team management skills.
Travel: Willingness to travel (Particularly across the North of England)
