Property Manager
Due to expansion of the ever growing portfolio, and client base, we are currently searching for a Property Manager to join the team, though being a small team there will be variation to work!
In this role you would be responsible for maximising opportunities, bringing properties to the market, carrying out market appraisals, agreeing sales and managing the pipeline, ensuring that no opportunity is lost. You would be the front-line member.
This all-round role in the company is a fantastic place for anyone to enhance their career. We are looking to hire professionals with little experience. Experience in Property Management or Lettings is interesting and will certainly help.
The role will be based both in and out of the office managing properties in Salford, Bury, Oldham and South Manchester.
As the Property Manager you will be providing a first class professional property management service to our portfolio of landlords and tenants. The role involves dealing with the management and administration involved with new and existing tenancies including solving problems and negotiating solutions within the legal framework that exists for landlord and tenants.
Duties:
- Manage and oversee the daily operations of assigned properties
- Handle tenant inquiries and complaints in a timely and professional manner
- Conduct property tours and show available units to prospective tenants
- Screen and approve rental applications, ensuring compliance with leasing policies
- Prepare lease agreements and enforce lease terms
- Collect rent payments and manage delinquencies
- Coordinate maintenance and repairs, ensuring prompt resolution of issues
- Conduct regular property inspections to ensure compliance with safety and maintenance standards
- Develop and implement marketing strategies to attract new tenants
- Upsell additional services or amenities to current tenants
Tasks required by this job include:
Managing general upkeep, maintenance and security of the estate amenities;
Making sure that the amenities meet health and safety standards and legal requirements;
Discussing client requirements and may advise client on the purchase of property and land for investment and other purposes;
Negotiating land or property purchases and sales or leases and tenancy agreements and arranging legal formalities with solicitors, building societies and other parties;
Marketing the property on behalf of the vendor, prepares written information and press advertisements;
Advising vendors and purchasers on market prices of property, accompanies clients to view property;
Conducting or arranging for structural surveys of properties and undertaking any necessary valuations of property;
Maintaining or arranging for the maintenance of estate accounts and records and producing financial forecasts;
Acting as an arbiter in disputes between landlord and tenant and ensures that both fulfil their legal obligations;
Examining and assessing housing applications, advising on rent levels, investigates complaints and liaises with tenant associations and social workers to resolve any disputes;
Sourcing and vetting new maintenance contractors if required.
Managing scheduled repairs and reactive maintenance.
Doing mid term inspections.
Organising and conducting check outs and inventories
Organising contractors, gaining quotations, issuing works orders and obtaining invoices
Ensuring property compliance such as EICR’s, gas safety and EPC certifications
Dealing with deposit disputes.
Organising tenancy paperwork.
Getting involved in serving section notices as required
Supporting the landlord with rental reviews and tenancy renewals
General Property Manager duties.
Skills:
- Excellent communication skills, both written and verbal
- Strong organizational and time management abilities
- Attention to detail and ability to multitask effectively
- Proficient in office software applications (e.g., Microsoft Office Suite)
- Knowledge of property management software is a plus
- Ability to maintain professionalism and provide exceptional customer service
- Strong problem-solving skills and ability to handle difficult situations with tact
