KEY REQUIREMENTS:
- Must have 2 years AST Management experience
- Must be professional and hard working
- Own car required
Our client is a professional leading lettings company with a large portfolio of properties. They are looking for an experienced Property Manager who enjoys solving problems and is able to work well under pressure.
Duties of the Property Manager:
- All gas safety and EPC checks
- Inspections/compliance/check in/out/maintenance
- Dealing with Maintenance issues
- End of tenancies including possible deposit disputes
- Tenancy Renewals
- Chasing rents
- Arranging periodic property inspections
- Organising Property Certifications
- Property Licensing Applications
- Serving notices
- Submitting claims to insurance companies
- Court applications
- HMO licensing paperwork
- Carry out regular property visits to ensure all buildings are in good order
- Give feedback to Landlords regarding any issues noted during the visit
- Set up after move in files & scan all documents onto the system
- Book check outs at the end of tenancy and cleaning
- Deal with deposit at the end of tenancy, negotiations, and release of deposit
- Liaise with contractors and arrange payment for work
- General lettings administration and team work
Property Manager Skills required:
- An ability to calmly apply initiative and common sense in prioritising and managing a busy workload
- A desire to provide a good level of client service
- Must be a strong team player
- Strong IT and customer service skills
- Strong organisation and administrative skills
- A working knowledge of property management issues
- Must be well spoken and presentable
- Highly efficient in managing large workloads
