Job description

The commercial team at Taylor Wimpey includes estimating, procurement, and quantity surveying. With responsibility for managing the costs on our developments and ensuring we build quality homes our customers will enjoy living in that are built safely, efficiently, cost effectively and with minimal social and environmental impact.

We look to optimise the value of each site during the initial land acquisition process, and throughout the planning and development stages so that the original value is not only protected but enhanced. The Quantity Surveyor role is a key senior position in our Commercial team based in our East Scotland regional office. This is a challenging and rewarding role for an ambitious experienced QS professional looking to take the next step in their career. You will be an effective, credible colleague who can work collaboratively with our other departments, external consultants, and our specialist subcontractors and suppliers, and positively represent the Commercial team both internally and externally.

Primary responsibilities will be cost and contractual management on several of our housing developments, senior departmental duties and developing / coaching junior colleagues.

What you will do:

  • Complete training and reach expert competency level on our COINS construction management software, our core business system.
  • Ensure compliance with all control procedures and deadlines set down in the Commercial Manual, the Operating Framework, PMIP and CDM processes.
  • Lead the Groundworks and specialist subcontract procurement cycle for your developments working closely with our technical team and external consultants.
  • Liaise with the Procurement & Estimating teams to prepare site budgets for your developments ensuring they are fully inclusive, accurate and completed on time.
  • Liaise with the Procurement team to ensure all subcontract, material and plant orders and contracts are awarded on time.
  • Develop a close relationship with the site production teams and a detailed knowledge of your allocated sites by maintaining a visible site presence, ensuring all developments are visited regularly and attending site meetings as required.
  • Compile and process subcontractor payments, variation orders and dayworks.
  • Ensure subcontractor and supplier payments are made accurately and on time with any payment disputes resolved timeously.
  • Evaluate and agree variations and site instructions, ensuring that appropriate approval is in place.
  • Monitor payment / invoicing procedures and resolve any issues in conjunction with the finance department.
  • Carry out monthly valuations of site progress.
  • Complete a bi-monthly Cost & Value Reconciliation (CVR) for each development, prepare and present reporting information at the Profit & Loss meeting, explaining cost to date, estimated final cost, and all cost movements.
  • Identify and minimise any cost excesses, and pursue and maximise any cost saving or value improvement opportunities.
  • Ensure compliance with contract conditions and manage any contractual queries or disputes with subcontractors.
  • Liaise with subcontractors in order to ensure sufficient resources are available and deployed in accordance with the production programme.
  • Assist in the monitoring and evaluation of contractor performance. Ensure that all specifications are complied with and that quality is not compromised
  • Assist in Work in Progress (WIP) / cash flow forecasting.
  • Assist with closed site procedures including site adoption works and manage closed site cost provisions.
  • Work closely with the production and technical teams to promote and monitor site budget cost control throughout the development cycle.
  • Any other duties as required by the Senior Commercial Manager or Commercial Director

What you will have:

  • BSc in Quantity Surveying, with 3+ years post graduate experience in house building
  • Good knowledge of Building Regulations, NHBC and Health and Safety requirements.
  • Articulate, numerate, analytical with strong communication and negotiation skills.
  • Excellent IT skills (working knowledge and experience of COINS preferred).
