Resident Services Manager

Dandara Living has an exciting opportunity for a Resident Services Manager to join the Aberdeen branch of our build-to-rent division - perfect for those looking to take the next step in their Build To Rent / Property journey!

Monday to Friday

40 hours per week

08:00am to 17:00pm (with flexibility to suit the needs of the business)

About the role

The successful Resident Services Manager will be overseeing both The Point (342 apartments) and Forbes Place (276 apartments and 16 townhouses) developments. You can read more about these here:

What you will do:

• Proactively recruit, manage, motivate, engage and train the Resident Services Team, i.e. concierge/leasing functions onsite; coordinate correspondence with central support teams
• Deal with resident communications to provide first class customer service and assisting with complaints
• Support in the creation and delivery of the Resident Engagement strategy
• Assist in the organising and managing open days and regular residents events, clubs and fitness offerings, to create a community whilst managing the dedicated annual events budge
• Encourage positive resident reviews internally and with third parties, such as HomeViews, and be proactive in listening to resident feedback and acting on any reasonable request
• Communicate and engage with applicants in line with brand values and agreed service levels
• Ensure available apartments and communal areas are always presented to the highest possible standards
• Engage in the co-ordination of renewal communications and negotiations to maintain high levels of resident retention, minimise void periods, and maximise occupancy, as well as managing deposit returns and claims and ensuring compliance with rules and regulations.
• Assure that legislation is up-to-date and advising the team on relevant developments, e.g. ensuring KYC and Identification requirements are met prior to applicants moving in.
• Ensure compliance with company strategy and usage of the companies CRM and operational processes
• Have an awareness of pre-determined budgets and a wider focus on resident and event strategies to contribute to minimising costs and maximising rental income for the site

What you will have:

Essential

• Previous management experience in a residential property, student accommodation or hospitality role
• Strong lettings, customer service experience, negotiation, problem solving skills
• Working knowledge of the deposit protection rules and regulations
• An innovative and dynamic approach to identifying issues and mitigating those risks in a cost effective and efficient manner
• ARLA qualification or willingness to undertake training and complete within first 6 months of employment.
