A leading investment and development company located in Brighton are seeking a residential Property Manager who is passionate about delivering excellent customer service and maintaing a portfolio to the highest standard.

Job Description

Our client is looking for a Residential Property Manager who holds at least 12 months of experience to join our team. with an enthusiastic, conscientious, and professional approach to join our team.

The Property Manager you will be responsible for:

• Familiarising themselves with and carefully adhering to landlords’ management requirements.
• Organising safety inspections and flagging repairs, reporting back to landlords, and arranging any necessary remedial work.
• Dealing promptly and courteously with communications from landlords and tenants.
• Responding quickly to a lack of security, essential services, and any potential dangers associated with a property.
• Processing end-of-tenancy reports, inventories, and schedules of conditions. Managing midterm inspections and reporting, liaising with utility companies, letting offices and client accounts departments, and ensuring appropriate charges are made while keeping records up to date.
• Hold knowledge of vetting and screening procedures for new tenants and managing new tenancies AST, Periodic etc.
• Management of tenants, handling complaints and emergencies.
• Handling checkouts and negotiating the deposit return.
• Ensuring properties are ready for the next tenancy.
• Dealing with evictions.
• Sourcing new Landlords and keeping current Landlords up to date with regular communication.
• Providing property management advice to existing and potential clients.
• Building and maintaining strong relationships with landlords.
• Keeping thorough records regarding your property portfolio. This will include property inspections, maintenance requests, complaints, repair records etc

Requirements

• Knowledge of Property and Letting law.
• At least 1 year of property management experience.
• Articulate in verbal and written communication with a good level of commonly used office-based IT packages such as Word, Excel, and Outlook.
• Strong attention to detail.
• Advanced communication and negotiation skills.
• Be confident and responsible.
• A professional manner and outlook.
• Working to own initiative and showing good team skills.
• Making responsible decisions.
• Positive and encouraging nature, always courteous to clients and co-workers.
• Good stress management and problem-solving skills.
