Role Purpose: As a Senior Surveyor, you will play a key role in managing disrepair, structural, insurance, and statutory nuisance-related issues. Collaborating with internal and external stakeholders, you will uphold the highest standards of customer service, quality, and Health and Safety. Leading a small team of surveyors across various disciplines, you will ensure the delivery of a specialized technical service that is both professional and effective.
Key Responsibilities:
- Lead and manage a team in negotiating access arrangements, conducting inspections, and preparing detailed specifications for work.
- Take a lead role in managing legal claims, minimizing costs, and conducting root cause analysis.
- Liaise with legal colleagues, attend court as necessary, and maintain a comprehensive database of property-related legal claims.
- Collaborate with delivery teams, service providers, and stakeholders to ensure compliance and document decision-making.
- Establish and maintain effective communication with key stakeholders, both internal and external.
- Provide workload, financial, and contractor performance data for organizational reporting.
- Authorize damages and costs within agreed levels, considering budget monitoring and forecasting.
- Ensure the team conducts inspections, provides advice to tenants, and maintains accurate records on Haringey operating systems.
- Manage party wall surveys, resolution of boundary disputes, and other specialist concerns.
- Oversee the procurement process for works not covered by the Direct Labour Organization (DLO), ensuring compliance with regulations.
Qualifications and Experience:
- HNC/degree or above qualification in building, construction surveying, or related field.
- Membership of a recognized professional body or equivalent qualification/experience.
- Knowledge of the legal framework related to disrepair, including the Housing Health and Safety Rating System.
- Experience in dealing with difficult situations and supervising staff and contractors.
- Demonstrated ability to deliver excellent customer service and clear communications.
- Competence in surveying buildings, diagnosing defects, and specifying required works.
- Familiarity with contracts, procurement methods, and construction technology.
- Excellent knowledge of relevant legislation, building regulations, and Health and Safety requirements.
- Strong IT skills, including experience with Microsoft Office packages and Housing Management systems.
