Homes for Students is seeking an exceptional Senior Portfolio Manager to lead our team of Portfolio Managers, driving operational excellence across student accommodation properties nationwide. The role is home-based but will require national travel to support your team of Portfolio Managers.

As the Senior Portfolio Manager, you will be the driving force behind our commitment to outstanding customer experiences, health and safety, and operational excellence.

Key Responsibilities:

  • Lead and manage a team of Portfolio Managers nationally.
  • Manage KPI performance with strong, supportive, and inspiring leadership, fostering accountability and ownership.
  • Conduct regular 1-1s, setting stretching yet realistic SMART goals and objectives.
  • Lead on standards across properties through planned visits, audits, and constructive coaching.
  • Foster a culture of continuous improvement, coaching, and training throughout the team.
  • Drive high-quality customer-centric service, influencing sales performance and satisfaction.
  • Ensure a positive environment that encourages sales, rebooking, and high levels of satisfaction.
  • Drive operational excellence, customer satisfaction, and resident experience to maintain and increase Net Promoter Score.
  • Support Portfolio Managers with customer satisfaction issues and act as an escalation point for complaints.
  • Proactively lead the client relationship, ensuring effective communication and reporting.
  • Maintain the central Client CRM database (Pipedrive), recording key client communications, actions, and RAG status.
  • Ensure compliance with Health & Safety and Fire Risk Assessment processes.
  • Audit property-based processes, including rent collection, debt management, inspections, and financial processes.
  • Lead and support the summer turnaround cleaning and maintenance processes and check-in/check-out processes.
  • Review competency levels and training requirements within the wider team, managing and developing capability.
  • Manage the creation of 'ground-up' annual budget processes with the team of General Managers.
  • Manage financial performance of properties through Financial Monthly Reviews and the Annual Budget process.
  • Lead the narrative around ESG and support messaging and initiatives within the properties.
  • Ensure compliance with ANUK requirements, supporting visits, audits, and assessments.
  • Lead and manage health, safety & compliance activities across the property/departments in accordance with relevant legislation.
  • Liaise with regulatory authorities as required, in conjunction with the Central H&S Team.
