Why this job matters

•    Our mobile property estate includes almost 20k mobile cell sites with a complex network of landlords, agents, lease agreements and network sharing agreements with the Operator Three.  We share ¾ of our estate with Three, with the remaining being BT/EE unilateral.  All sites are estate managed by MBNL, which is 50/50 owned by EE & H3G.
•    Mobile property has changed significantly with the introduction of the new Electronic Communications Code. (https://www.ofcom.org.uk/phones-telecoms-and-internet/information-for-industry/policy/electronic-comm-code)
•    This role is for someone who really wants to make a difference – bringing deep and varied property experience and connections along with a fresh perspective to mobile property.
•    This specialist will be responsible for ensuring that EE RAN property strategy is fit for purpose & is delivered effectively by Partner and Outsource providers.  Part of a specialist team with overall accountability for Property, the role holder will ensure EE delivers property strategy, monitors performance, intervening where necessary to achieve savings and sets and measures ongoing performance indicators. 
•    The role will primarily focus on the delivery of NTQ solutions, both on the shared and unilateral estate  
•    This area manages a significant capex/opex budget, under the line headings of new build, upgrades, rent, rates tax, elec, etc.
 

What you’ll be doing

•    Be key internal stakeholder for NTQ delivery (exit of existing and site reaplcements)
•    Responsible for elements of the mobile property site running costs budget and delivery against forecast
•    Manage property related supplier relationships for all managed service providers and other small works contractors in relation to the existing estate
•    Manage Site Provider relationships and participate in strategic commercial and property negotiations
•    Working with internal stakeholders and H3G and MBNL, to ensure that strategy and processes are arrived at and are adhered to and that high performance and process improvements are made
•    Review new projects and determine property impacts and drive into implementation and beyond
•    Recommend for approval changes to lease terms to include rents
•    Participate in shareholder to shareholder negotiations with H3G in such areas of Integration as applicable and resolve any day to day issues that may arise
•    Prepare updates for Board and senior management meetings
•    Resolve day to day estate management issues

Skills and Experience

•    Passion, drive, enthusiasm and willingness to learn, roll sleeves up and get stuck in
•    Communication skills compatible with effective communication at any level of the BT and our suppliers 
•    Able to effectively engage with all necessary stakeholders to ensure alignment to strategy 
•    Be comfortable making recommendations for delivery roadmaps and plans
•    Confident engaging with external suppliers, BT Procurement and the Mobile deployment supply chain team to achieve optimum blend of value and delivery 
•    Business acumen: Knowledgeable in business strategy and the drivers of organisational performance, including people drivers of performance and financial literacy (e.g. business KPIs, business cases)
•    Meticulous attention to detail
•    Driven to learn, grow, connect and contribute
•    Must understand the complete lifecycle that underpins the provision of BT mobile coverage 

•    Appreciation of ‘as is’ mobile technology architecture and future strategy direction. 
•    Understanding of mobile sites’ types and lease agreements and in particular a proven record of RAN estate management.
•    Understanding of the end to end life cycle of RAN sites, especially the NTQ process. 
•    Recognised property industry qualifications  (e.g. RICS membership) or 
•    Setting of budget forecasts and managing spend to within that envelope.
•    Working across and bringing together various internal and external stakeholders including programme managers, lawyers etc.
•    Must understand the detail of commerical contracts and be able to manage suppliers according to the contract. 
•    Achieve corporate aims through the vechicle of property.
