Assistant Estates Manager – Fabric

Temp 3 months +

We have an excellent opportunity to join the team at QE Hospital Birmingham.   

We are recruiting a Assistant Estates Managerto join on a temporary basis working full time 8:00 – 4pm Monday – Friday.

This role is initially for around 3 months however this could increase.

The salary is £23 per hour.

What you will be doing –

The role is to assist the Technical Services Managers in the provision of Hard FM & Lifecycle Services whilst delivering a high-quality and statutory compliant maintenance service. The role will include assisting in the operation, repair and maintenance of Building, Fabric & Civil services whilst working within a multi-disciplinary hard service team environment.

  • Work in collaboration with all other AEMs to provide an efficient and cohesive service across the Estate for the Fabric discipline.
  • Manage the day-to-day performance of in-house labour and Fabric Subcontractors: Planned, Corrective and Reactive maintenance tasks
  • Managing and directing Subcontractors in a safe and efficient manner
  • Deliver training to staff on relevant subjects as appropriate so experience is gained (e.g., toolbox talks & trade specific subject matter).
  • Regularly meet with subcontractors (collectively irrespective of their trade function and individually) to discuss performance
  • Responsible for first line management with regards to all EQUANS Human Resource and Health and Safety Policies and Procedures.
  • Deputise for the Technical Services Managers during absence from site as directed by Senior Management Team
  • Ensure that planned and scheduled preventative maintenance activities for buildings, plant and equipment using the Maximo system or other works management system, are compliant with Statute, Contract Requirements, Regulations, ACOP’s and Guidance (HTM’s).
  • Responsible for specific elements of budgetary control and give additional assistance with financial controls with reference to departmental budgetary control, regular stock takes and asset list refreshes
  • Ensuring that all staff and subcontractors Response and Rectification times are met, and repairs are undertaken diligently, with due care and without undue delay. Where there is risk of failure to achieve SLAs swiftly intervene and resolve via ‘recall to work’ procedure for emergency repairs as required
  • Carry out inspections and audits of both in house and 3rd party staff to ensure compliance with Contract Requirements, in a timely manner, to the required standard and documented correctly.
  • Managing and resolving incidents of non-compliance across the Estate in line with Contract and Company Requirements.
  • Responsible for the safety of plant, equipment and infrastructure, compliance documentation and for safe working practices
  • Attend as required Health & Safety forums with staff and the client on a regular basis.
  • Ensure that plant and equipment data and information is delivered in an accurate and timely manner to enable accurate Condition Surveys and assist in the subsequent Lifecycle Planning as required.
  • Responsible for bringing to the attention of the Technical Services Managers and all Senior Management any unsafe working conditions, working practices, unsafe plant or equipment encountered during the execution of duties including reporting on the company AIM’s system.
  • Responsible for the execution of any other estates and facilities related duties in an emergency/urgent situation, as directed by the Technical Services Managers or Senior Management Team.
  • Carry out Monthly minimum 10% Audit checks on works carried out by the estate’s teams ensuring compliance, report shortfalls and training requirements.
  • Carry out inspections of site tools, plant, access equipment and first aid equipment, reporting on findings and manage resolution ensuring safety and compliance.

Who are we looking for?

Essential:

  • Relevant City & Guilds, or equivalent, qualification in Building Fabric Related discipline to Level 2 & 3.

Desirable:

  • ONC or National Certificate in relevant area
  • HNC/HND in a relevant area
  • Additional AP including:
  • HTM-02 Authorised Persons for Medical Gas Pipelines Systems (MGPS)
  • HTM-03 Authorised Persons for Specialist Ventilations Systems
  • Authorised Persons for Mechanical Systems
  • Confined Spaces Authorised Persons
  • MEWP Training IPAF
  • IOSH/NEBOSH
