***Mavrec are looking to engage with anyone looking to take a step into Block Management or experienced Block Managers looking for a change***

Block Manager’s Responsibilities:

• Being the initial point of contact for freeholders and leaseholders for day-to-day issues
• Liaising with the in-house maintenance team and other contractors on maintenance tasks to get quotes, organise works and coordinate access
• Liaising with freeholders and leaseholders on maintenance items or other issues relating to their freehold
• Dealing with utility suppliers for blocks and ongoing bills
• Preparation and issuance of notices in compliance with Section 20 of the Landlord and Tenant Act 1985 in regard to major works
• Taking payment from leaseholders
• Undertaking regular block inspections
• Work with the client to reduce service charge and ground rent arrears
• Ensure that all blocks meet current health and safety regulations, fire regulations if relevant and other legislative requirements.
• Responding to complaints to address disputes and potential breaches of lease
• Various administration and reporting to ensure that your portfolio is run in an organised fashion.
