We are currently working in partnership with a Housing Association based in North London, who are recruiting for Design & Construction Quality Manager on a permanent basis.
The position is due to start soon and the base salary is £50,000 including cost of living bonuses & London working benefits to be confirmed by the client.
Due to the nature of the role, the candidate must have experience of site inspections and quality control in a new build environment.
The client is looking for someone with good technical experience in construction and building design and can go on site during the week.
Duties will include (but are not limited to):
Working on a variety of projects, imparting design knowledge as well as site experience
Ensure works on site are carried out in compliance with all required construction standards such as specifications, plans and contract documents
Recommend any aspect of works which do not conform to the plans, specifications, or schedules of works and other documentation of which might be unsatisfactory for other reasons of design, workmanship or cost
Inform of poor quality of materials, suggesting changes to specifications to improve customer satisfaction and value for money
Handing over inspections for kitchens and bathrooms, full house upgrades for voids and decants and external works included doors and windows, external wall insulation and roof repairs
Identifying technical problems on site and recommend corrective action to the project team
Inspect, record and report works in progress, ensuring correct materials provided and work is carried out according to specifications
Ensuring that projects were delivered efficiently within defined levels of expenditure, time constraints and quality
Experience required:
Managing quality control on major project schemes. Ensure that schemes are in full compliance with Building Regulations, development agreement, drawings and specifications
Carrying out all quality inspections and technical inspections to ensure compliance with approved guidance and health and safety statutory requirements
Establish and maintain appropriate contacts with building contractors, consultants and other agencies involved in new housing building
Skills, knowledge and expertise required:
Complex high-rise residential building for Housing Associations, Private developers and NHBC
Project Management – New and Major project – up to 26 storeys
Cladding investigation for fire stopping (NHBC)
Removal of ACM cladding and upgrade of fire stopping
Stock condition surveys and decent homes works (using the PDA)
Building Control Surveyor
Section 20 notices to the leaseholders
Pre/Post inspection for void properties
Fire safety Regulation 38
Insurance claims
Project Management of contracts
Investigating disrepair claims against the Housing Association
Open and inspecting cavity for compliances
Carrying out 1:1’s with my staff members
Writing feasibility reports, contractor administration.
Quality inspection and de-snagging
