Job description

Facilities Assistant
Contract: Perm
Salary: up to £26k doe
Hours: Mon-Fri (9am-5:30pm)
Location: Manchester City Centre (Fully office based)

Responsible for the management of client, commercial properties dealing with general property management related issues that arise on a day-to-day basis, ensuring the highest level of service in respect of all building and tenant related matters. You will be required to assist in the Health and Safety compliance as well as both hard and soft FM delivery, including statutory compliance, preparation of annual service charge budgets, year-end reconciliations, regular client reporting and liaising with contractors, suppliers, and external consultants.

Responsibilities:
* Ensure our client owned properties are managed to the highest possible standards, in line with budgets, service level agreements and regulatory requirements.
* To add value in the provision of the property management, maintaining tenant engagement and enhancing relationships to support the wider asset management strategies.
* Supporting the Director in Asset Management initiatives and professional instructions, including agency and lease advisory events (lease renewals, rent reviews etc).
* Supporting the Property & Facilities Manager in the delivery of planned, reactive and cyclical maintenance, determining the best contractors and suppliers to complete specific works. This may include sourcing new cost-effective contractors or suppliers.
* Assisting in all FM services (hard and soft) and works, ensuring they are delivered as agreed and assist in the financial administration.
* Helping to ensure total compliance in respect of Health & Safety and statutory legislation throughout all properties and as well as contractor's and their contractual obligations.
* Manage annual Health & Safety and Fire Risk Assessments, as well as Asbestos Management and overseeing accompanying actions.
* Complete regular inspections of properties, meeting contractors, suppliers, tenant's and clients
* Administration of leases, licences, and other documentation.

Requirements:
* Use of Microsoft Office (Excel/Word) Outlook and other IT to produce written communications with client's, tenants, and the like.
* Ideally to have previous residential property experience, or facilities management experience
* Someone who is looking for a career in property management.
