We are currently working in partnership with a Housing Association based in West Yorkshire, who are recruiting for an Interim Head of Repairs on a temporary three to six-month contract. The position is due to start immediately. The daily rate of pay is £300-£350 per day on an Umbrella basis.
The ideal candidate will have experience of leading a maintenance and repairs service within social housing and hold a full UK Driving License. The client will consider a candidate at managerial level who is looking to take a step up within a new role.
Duties will include (but are not limited to):
Leading, planning and monitoring the delivery of all planned cyclical and responsive repairs services through a team of highly skilled professional staff
Organising and overseeing the front-line customer service team for a whole range of housing management services
Working with the local authority’s Procurement Team to produce all contract documentation and drawings for all procured schemes
Maintaining stock condition data, coordinating and managing the delivery of the annual capital investment works in housing stock
Contract managing the delivery of each scheme from start to completion within the financial year to budget
Managing all Occupational Therapist referrals for major adaptations including the accurate specification of work, preparation of drawings and completion of works within targets
Controlling all budgets relating to asset management, responsive and cyclical repairs and maintenance
Coordinating all CDM requirements and as required fulfilling the client duties and the principal designer duties
Managing strategies to reduce insurance and disrepair claims, coordinating and responding to legal correspondence as required to defend claims
Experience required:
Experience of effective management of a property maintenance team
Experience of budget preparation and management
Experience of producing detailed technical specifications of large scale planned investment programmes works for empty and tenanted properties
Experience of producing detailed technical specifications of work for empty and tenanted properties
Experience of leading complex contract negotiations to a satisfactory outcome
Experience of leading OJEU procurements
Skills, knowledge and expertise required:
Knowledge and understanding of social housing
Minimum HNC/HND technical qualification in either building surveying and/or building studies
Advanced theoretical and practical knowledge and experience of procuring and managing building maintenance and capital building work contracts and the processes involved
Advanced theoretical practical and procedural knowledge of gas safety, electrical safety, fire safety, water safety and asbestos legislation and regulations
An understanding of staff management systems including appraisal, work allocation and staff performance
Project management and reporting
Ability to produce accurate and detailed specifications for contracts
Ability to develop and maintain good working relationships with internal and external customers and stakeholders.
Working hours:
37 hours per week
Monday – Friday, 9am-5pm
