MAIN PURPOSE OF ROLE
Be part of a team that provides a clean, safe and functioning environment for residents, staff and general public, looking after both internal and external facilities. Assist the facilities team in delivering a secure and compliant property through proactive reporting of problems/faults. Where appropriate attend to soft maintenance requests, key control, ground maintenance, cleaning and first line emergency response whilst ensuring key documentation is maintained.
RESPONSIBILITIES, DUTIES AND TASKS
· To present a smart, calm and courteous response to tenants, colleagues and the general public.
· To maintain the tidiness of the entire site, especially bin compounds and complies with the Company’s waste management policy.
· Carries out cleaning daily, weekly, periodic and one-off tasks to the standard detailed within the cleaning standards manual.
· Wears the uniform provided in an appropriate manner / PPE as required/instructed.
· To maintain stock and control the use of cleaning materials and equipment.
· To have a good working knowledge of all building facilities and company procedures.
· Ad hoc administration duties to maintain key building records and ‘move in’ new residents.
· To liaise with and assist Facilities Technician/ Manager as and when required.
· To report all damages/faults and deficiencies.
· To support reception with the organising and distribution of tenant’s post, when required
· Assist with access control / tenant lock outs.
· To maintain resident, staff and client confidentiality.
· Carry out periodic reviews on tenant cleaning standards, including assisting with tenant check outs as required.
· To assist with legionella control and management.
· Respond to emergency situations and to fire alarms and liaise with facilities team as required.
· Where appropriate, works to and complies with ‘lone working’ standards of operation.
· To assist with termly and check out inspections when needed.
· To help with litter picking and soft grounds maintenance when needed.
· Maintain good communication with FM team and report issues and hazards.
· To prepare / clean rooms for short stays and summer lets.
· To assist with internal wall cleaning and waste removal, during the summer refurbishment program.
· To help distribute items around the accommodation when necessary
GENERAL DUTIES
· Manage workload in line with customer needs and management targets.
· Works in an organized manner, within health and safety guidelines.
· Attend all nominated training courses, both in-house and external to meet the development needs of the post and post holder.
· To act as an ambassador of the Company and promote the company brand, displaying a positive image to customers and members of the public at all times.
· Good team worker.
· Effective communicator.
· Site is maintained clean, as well as safe and secure.
· Cleaning schedule is up to date and cleaning is to the required standard
· Site is free from rubbish/graffiti.
· Refuse collection is well managed to maximize recycling and minimise financial impact.
· Compliance with Abodus Student Living policies and procedures.
· Monitoring is effective in minimising tenant damage and recovering costs.
· The post holder will be required to undertake cleaning and soft maintenance duties at site
· The post holder will be required to undertake other duties from time to time as is reasonably required.
· They may also be required from time to time to visit and work at such other locations and for such times as is considered necessary for the proper performance of our duties.
· Ensure that customers receive an effective day to day repairs service.
· Respond to emergency repair situations and be able to effectively deal with customers at such times.
