Property Management Specialist
We are seeking a dedicated individual to take on the role of Property Management Specialist for a designated patch of Council-owned properties. In this position, you will play a crucial role in ensuring the proper occupancy of homes, investigating cases of non-occupation and illegal occupancy. Your responsibilities will extend to educating tenants about their rights and responsibilities outlined in the tenancy agreement and supporting them in sustaining their tenancy.
Key Responsibilities:
- Effectively manage a designated patch of Council-owned properties, addressing breaches of tenancy conditions efficiently.
- Participate in community events to foster tenant engagement and deliver excellent customer service.
- Monitor and enhance the external environment of managed patches using the Asset Based Community Development approach.
- Manage service contracts, encourage tenant involvement, and find innovative ways to sustain interaction within the community.
- Proactively manage rent accounts to prevent arrears, communicate with tenants about ongoing rent and debt recovery, and negotiate sustainable repayment plans.
- Identify and address cases of tenancy fraud and safeguarding, establishing effective partnerships and following recommended policies and guidelines.
- Liaise with internal services and external agencies to ensure appropriate care and support packages for vulnerable tenants.
- Support and achieve performance and service targets set within the housing management service.
- Conduct tenancy inspections, including property visits and fire risk assessments.
- Initiate, direct, and lead estate plans and profiling information to contribute to service improvement priorities.
Qualifications and Skills:
- Strong understanding of tenancy agreements and property management.
- Excellent communication and negotiation skills.
- Ability to build effective partnerships with internal and external stakeholders.
- Knowledge of rent recovery procedures and experience in preventing and managing rent arrears.
- Proven ability to lead community engagement initiatives and events.
- Familiarity with Asset Based Community Development is a plus.
