Main Responsibilities
- To advertise and allocate properties effectively and efficiently in accordance with relevant policies and procedures.
- Monitor and control the progress of empty properties to meet targets and minimise loss of revenue.
- To carry out property inspections and make decisions and recommendations in relation applicants leaving their tenancy or requiring housing.
- To carry out accompanied viewings and market the properties and services available.
- To carry out robust pre-tenancy checks for all prospective tenants to assess risk in order to maximise tenancy sustainability.
- To deliver services to our customers using a coaching approach.
- Ensure that all prospective tenants are advised and understand the rights, duties and obligations of the tenant and Ongo Homes Ltd.
- Represent Ongo Homes Ltd at multi-agency meetings relating to allocations and lettings issues.
- Undertake other duties and responsibilities appropriate to the grading of the post, as considered appropriate by the management team.
- The post is not restricted to a specific location and the post holder will be expected to work at any location as required.
- Deal with all requests for mutual exchange.
- To deal with tenancy changes for Ongo tenants.
- The post holder will be expected to be aware of safeguarding vulnerable adults and children and report any concerns via Ongos Safeguarding policies and procedures.
Knowledge, Skill & Experience Required
- Experience of working in a busy environment with conflicting pressures and demands.
- Experience of delivering quality customer service to a broad cross section of the general public.
- Preferably some knowledge of housing related issues.
- Excellent communication skills and ability to draft clear and concise correspondence and reports
- Ability to deal effectively and sensitively with members of the public in a variety of communication formats
- Ability to use modern office based PC systems (i.e. Microsoft Word, Outlook etc) and to demonstrate computer literacy.
- Ability to use, update and manipulate database applications and to demonstrate computer literacy.
- Ability to update and maintain systems and records with a high level of accuracy.
- Good organisational skills and ability to work to deadlines as necessary.
- Ability to represent Ongo Homes Ltd. in a positive and effective manner at all times.
- Ability to work under pressure and make complex decisions at high levels that will have consequences to the customer and the company.
