Responsibilities:
- Supervise Maintenance Helpdesk team to meet KPIs and deliver excellent, cost-effective service.
- Provide technical support and train Maintenance Coordinators and Compliance Officer.
- Lead direct labor team to ensure timely, quality service and customer satisfaction.
- Monitor and enhance performance of delivery partners to meet quality and efficiency standards.
- Conduct site visits to oversee repair and void work.
- Participate in meetings with partners and customers to manage performance.
- Manage quotation process for maintenance and compliance work.
- Oversee remedial work from maintenance jobs and certification activities.
- Coordinate compliance certification jobs with Compliance team.
- Utilize maintenance scheduling system (simPRO) for planning and coordination.
- Foster strong working relationships with internal staff, maintenance teams, partners, and customers.
- Provide regular updates to senior management and suggest process improvements.
- Collaborate effectively within the team, following instructions and completing tasks as directed.
- Experience in managing reactive maintenance jobs.
- Prior planning and property maintenance trade experience, especially coordinating various trades.
- Knowledge of CDM15 regulations preferred.
- Understanding of compliance certifications required.
- Familiarity with Health & Safety requirements in property maintenance.
- Experience with vulnerable populations or understanding of social housing needs.
- Proficiency in computer use and willingness to learn maintenance scheduling tools.
- Strong organizational, time management, and project management skills.
- Excellent customer service and relationship-building abilities.
- Ability to prioritize, work under pressure, and solve problems effectively.
- Strong conflict resolution skills and ability to handle maintenance emergencies calmly.
- Attention to detail while focusing on overall outcomes.
- Proficient in report-writing and achievement of key performance objectives.
