We are recruiting for an experienced Maintenance Manager to join the team and oversee a luxury Student Accommodation scheme based across Zones 1 & 2.
Salary: Up to £50,000 + Annual Bonus Scheme
Hours: Monday to Friday, 37.5 hours per week
The Role:
- Maintain our assets through management of planned preventative maintenance programmes and reactive maintenance activities.
- Manage the facilities, PPM, RM and Lifecycle of the building, to ensure Customer & Property Management objectives and KPI targets are met.
- Support the achievement of 100% compliance in Audit.
- Regularly perform checks to ensure that all Property Documentation Files are accurate and up to date.
- Monitor and Manage Property team adherence to H&S policy ensuring that Risk Assessments and Method Statements are obtained/ maintained and that safe systems of work are followed.
- Manage property turnaround processes.
- Line manage Maintenance Operatives and Supervisors with consistent 1:1s, objective setting and feedback. Manage difficult conversations and ER cases.
- Support in the management of resourcing and rotas of Maintenance team to ensure people are in the right place at the right time. Line manage Maintenance Operatives.
- Identify training needs of Maintenance team and work with management to address any developmental areas.
- Work alongside People team to manage recruitment and temp - perm Maintenance Operatives, providing constructive feedback.
- Support in the induction of new team members helping them to be fully operational within role in a timely fashion.
- Build positive working relationships with third party contractors ensuring challenges are overcome swiftly and service provided is of a consistently high standard.
- Business partner with other teams to build effective working relationships based on trust and support.
- Carry out specific training to help you in your role and to acquire new skills including full training on our bespoke IT Resident reporting systems and processes.
- Support in the succession of top performers within the Maintenance team.
Expertise Required:
- Experience working within Facilities/ Estates / Maintenance with a proven track record of maintaining assets to a high standard.
- Strong technical knowledge, specialist plant/ plumbing or electrical HVAC knowledge
- Experienced in working with BMS systems
- Previous experience managing and motivating teams
- Hands on approach with resolving issues
