Job description

Mechanical Associate Director - Manchester - Decarbonisation & Net Zero - to £72,000 + c.10% Bonus + Package.

I am working exclusively with a global Real Estate Consultancy, recruiting for a Mechanical Associate Director to join an established M&E team consisting of some of the best Engineers in the industry, to focus on the Decarbonisation of existing buildings.

We are keen to speak to individuals who are interested in transferring their Mechanical Building Services Design skills Client- Side into the Commercial Property sector.

The aim of the Decarbonisation & Net Zero team is primarily to tackle Decarbonisation of existing buildings.

Still working within their established M&E team but focusing on Decarbonisation and Net Zero strategies across my clients managed estates & portfolio's.

The key consideration here is the scale of the impact that you could have on the Decarbonisation of buildings across the UK and Europe.

Essentially engineering solutions that work towards optimising client's portfolios. A strategic service offering that involves overseeing building performance evaluations, analysing data, and implementing optimisation strategies through design to enhance energy efficiency.

Remuneration:

  • Salary £72,000
  • Discretionary Bonus c.10% per annum
  • Company pension 8% employer contribution
  • Life assurance 4 x salary
  • 25 days holiday
  • Healthcare

What you'll do in the traditional sense:

  • Carry out full detailed design RIBA stages 0-7
  • Client advisory directly with end user clients
  • Project management & coordination with other engineering and real estate disciplines
  • Prepare specifications, reports, design drawings and budget costs to programmes
  • Peer review and overseeing external consultant designs
  • Client/Project management
  • Able to liaise with Project surveyors, property surveyors and building managers at all levels to understand project, requirements, deliverables, and scope of service required.
  • Able to produce or input into RIBA stage 1,2,3 deliverables and able to project manage delivery of EDC scope across all RIBA stages (including managing detailed design output, monitoring contract progress and handover of works)

What you'll do in relation to Decarbonisation and Net Zero:

  • Identify and propose design interventions that will reduce energy consumption and improve performance of buildings
  • Able to assess the performance of operational buildings and identify potential net zero strategies or low carbon pathways for improvement of the buildings.
  • Able to produce or review Enhanced EPC's or modelling output to identify the correct upgrade path for the building to meet budget or performance criteria.
  • Attending sites to survey buildings to obtain information for thermal modelling specialists
  • Complete technical feasibility studies for sustainable design interventions. Collaborate and coordinate with other consultants
  • Manage specialist modelling consultants and collaborate with the wider team of consultants to generate the report deliverables
  • Present proposals to clients and external project team members
  • Develop design to implement proposed interventions

In Addition to the Design requirements above, the suitable candidate would ideally have the following engineering decarbonisation experience - This is a wish list, so not all essential but gives an idea of the additional skills you could learn in the role:

  • Have a passion to take action to address climate change
  • Competent producing reports and technical studies
  • Heat pump and decarbonised/electrified heating strategy design experience
  • Refurbishment project experience
  • Have an understanding of EPC and CIBSE TM54 modelling methodology
  • Understanding of and experience on Net Zero carbon projects
  • Understanding and project experience with BREEAM assessments
  • Experience working on NABERS DFP projects or NABERS Energy
  • Experience with IES and/or TAS thermal modelling software. Understanding of inputs required
  • Low energy design expertise
  • Energy network experience

Why should you consider moving into Commercial Property Consultancy:

We work exclusively with one of the world's leading Property Consultants, who advise on all aspects of commercial property to help their clients realise the true value of their buildings and/or estates.

Over the last decade they developed a fully functioning, in-house M&E Consultancy that feeds of the M&E work that occurs across their client's buildings and portfolio's - full Project Management & Detailed Design (stages 0-7).

Uniquely, they have access to their own client base and do not have to competitively tender for projects, resulting in a less pressurised environment and providing the financial resources to recruit into the M&E team when needed rather than expecting employees to shoulder more pressure and work excessive hours.

Essentially, a client-side role that will give you direct access to clients, working on the client's behalf as part of the client team as the client's representative. Offering you direct access to clients thinking and an unprecedented insight into the clients psyche and the drivers behind commercial property ownership.

They have an established team of experienced M&E Engineers, from which to continue your leaning and development. There is structured training for all employees to CEng and a clear route of progression.

The earning potential is in excess of that in design consultancy, with a great salary and an excellent package, including annual bonus of circa 10% of salary and opportunities for CPD and career growth that are exponential.

We have placed a significant number of individuals from market leading design consultancies into Property Consultancy. They have added significant commercial skills to their engineering knowledge and have set themselves apart from their peers.

If you are curious to know more details, please get in touch for a confidential conversation in the first instance, to set the scene of how a move into Property Consultancy with could have a positive impact on your career.
