About the role
To be responsible for the internal and external communal estate areas for the Green Quarter Estate and the 8 high rise residential blocks that sit within it. This will include patrolling all buildings, being the first point of contact for resident issues, taking meter readings, monitoring CCTV and reporting issues with lifts, doors, roller shutters or other maintenance to the relevant listed contractor.
· At the commencement of your shift, check the site logbook for any relevant information and note any points of action for the forthcoming shift.
· Complete patrols on 8 high rise buildings.
· Take electricity and water meter readings for residential apartments.
· Be the first point of contact for out-of-hours queries.
· Respond to and appropriately address emergency building issues such as leaks and reports of fire based on training given.
· Respond to resident queries such as noise complaints and lock outs.
· Monitor CCTV where required.
· Contacting contractors out of hours.
· Liaise with police in the case of any reports of criminal activity.
· Provide a written report of incidents and relevant information for the shift handover book.
Candidate requirements
· At all times whilst on site to conduct yourself in a professional and courteous manner.
· At all times whilst on site to ensure personal appearance is professional and to wear the Livingcity uniform provided.
· At all times follow safe system of work procedures set by the company
· At all times ensure structured processes relating to health and safety and hazards at work are followed.
· Ensure dynamic risk assessments are undertaken when completing tasks involving the process of continuously of identifying hazards, assessing risk, and ensuring appropriate action is taken if risks are identified.
