Property Acquisitions Manager

Howdens Joinery are looking for a commercially astute Acquisitions Manager to join our growing Property Team. As an organisation experiencing an exciting period of transformation and growth, you will be responsible for the acquisition of new properties to fulfil the Trade Division’s requirements for depot openings, relocations, extensions, and other properties as necessary to time and budget, in accordance with Howdens strategic plans.
As Acquisitions Manager, you will work in the field identifying and successfully acquiring suitable opportunities for new Trade Depots in the UK and ROI to meet the needs of the business growth plans, approximately 35 sites per year, and manage the optimisation of the existing depot estate securing strategic relocations and rationalisations, approximately 20 sites per year. The majority of travel will be in the North therefore applicant must live within the North of England.    
What will you be doing:
- Work effectively with Trade Operations, Finance and external consultants to identify, analyse and develop growth strategies and feasibility studies including new markets like N Ireland and ROI and potential new smaller formats.
- Assess new potential sites with due commercial regard for financial viability, statutory planning, condition, vehicle accessibility & proximity to nearby depots
- Secure the best commercial terms and specification through strong negotiation working cross functionally with other teams to ensure the property is fit for purpose
- Actively manage all aspects of property transactions including building surveys, planners, solicitors to ensure successful acquisition
- Ensure the effective on boarding of new properties into the existing HJG estate, with complete and accurate records to ensure accurate balance sheet and database
What you will bring: 
- Professional accreditation desirable, such as MRICS/ Real Estate management degree
- Extensive experience of new site acquisitions gained in a fast-moving retail, trade or industrial commercial environment
- Proven track record of successful delivery of large-scale acquisition programs
- Strong relationships in the property market, with owners, developers, and agents
- Sound knowledge of landlord and tenant & planning law and other relevant legislation
- Strong communication, presentational, negotiating, and interpersonal skills
- Ability to communicate with and influence all parties involved in property matters
- Ability to successfully negotiate with other property professionals ranging from local entrepreneurial landlords to principals in larger institutions
