Job Description: Property Manager

We are seeking a proactive and versatile individual to join our team as a Property Manager. This pivotal role involves overseeing a dynamic portfolio of high-end properties in Central London, providing exceptional service to residents, and managing a small team of in-house porters and contractors.
Responsibilities:
- Oversee a diverse residential property portfolio, ensuring efficient maintenance, upkeep, and pre-tenancy preparations.
- Conduct property visits, promptly addressing issues identified during inspections and coordinating necessary repairs or maintenance.
- Facilitate property viewings for potential tenants, addressing tenant and property-related concerns promptly and effectively.
- Ensure compliance with legal documentation, communicate regularly with tenants and landlords, and manage financial aspects such as budgets, service charges, and tenancy renewals.
- Handle check-ins, check-outs, rent arrears, lease drafting, and renewal processes for properties.
- Manage maintenance schedules and relationships with contractors and suppliers, and attend resident meetings, distributing necessary information.
- Maintain meticulous records using the CRM system, manage insurance renewals, ensure health and safety compliance, and address arising actions at property sites.
- Carry out notices, manage property valuations, and handle tenant screenings, complaints, and evictions.
- Handle advertising, negotiate lease terms, prepare budgets, generate purchase orders, authorize payments, and prepare key management reports for company stakeholders.
- Manage schedules for maintenance personnel, negotiate referral fees with contractors, oversee annual budgets, assess property personnel performance, and report regularly on financial performance and income schedules.
Requirements:
- 5+ years of relevant experience.
- Knowledge of relevant legislation (e.g., Landlord & Tenant Act, RICS Code, etc.).
- Detailed working knowledge of building management, systems maintenance, and repair projects.
- Customer relationship management.
- Excellent time management, prioritisation, delegation, and project management skills.
- Excellent numeracy skills and competency in dealing with financial information.
- Excellent communication skills, outstanding telephone manners, customer service, letter writing, and the written and verbal presentation of information.
- Experience working with high-net-worth individuals is preferred.
