An award-winning Estate Agency based in HA8 is currently seeking an experienced Property Manager to oversee the day-to-day operations of the AST Management portfolio. Working closely with the Lettings Manager and a Junior Property Manager, the successful candidate will be responsible for managing a portfolio of approximately 120 properties and ensuring the smooth running of property management tasks. Responsibilities include rent collection, property maintenance coordination, inspections, check ins/outs, deposit management, and compliance with health and safety regulations.

Key Responsibilities:

• Managing a portfolio of around 120 properties
• Rent collection, fee management, and contractor/client payments
• Arranging property maintenance
• Carrying out quarterly property inspections
• Handling check ins and check outs
• Managing deposit returns and disputes
• Maintaining health and safety certifications
• Knowledge of S21 and S8 procedures
• Lettings Administration including referencing, invoices, and tenancy agreements
• Various ad hoc administrative tasks as needed

Required Experience and Qualifications:

• Excellent written and verbal communication skills in English
• Proficient in Health & Safety practices
• Legal understanding of the property market
• Strong IT skills
• Demonstrable Customer Service and Management experience
• Ability to work outside office hours and weekends as required
• Strong prioritization skills
• Quick-thinking and calm under pressure
• Ability to work independently and as part of a team
• Knowledge of Alto Software preferred
• Full UK driving license (desired)
• ARLA qualification (desired)

Working Hours:
08:45 - 18:00, Monday to Friday
