The role is slightly different to the traditional PM role because you will be involved in the snagging process of newly released properties as well as overseeing any necessary remediation works and getting involved in home demonstrations with tenants once they move into the property. Regular client portfolio reporting and budgeting will be required. The focus is on providing exceptional customer care for our landlords and tenants.
The role is full time, Monday – Friday 9am to 6pm with 2 days on site, 2 days in the office and 1 day WFH (after training).
Portfolio Accountabilities
- To liaise with the wider team and appropriate office to ensure all new properties are ready for move-in by overseeing handovers, visual inspections and ensuring any snagging is documented, reported to developers and chased to completion
- To walk through property/block with developer/building manager to understand systems and controls and update client/tenant/Aspasia/Residential Asset Management team(s) as appropriate
- To ensure all landlords queries are resolved in a timely manner
- To develop, nurture and maintain excellent relationships with developers and contractors
- Pre and post tenancy works
- Routine, pro-active and emergency maintenance during tenancies
- Management of health and safety where applicable
- Property visits twice a year on each property and follow up on any works or requirements that are raised in a timely manner
- Overseeing the scheduling of check-out appointments when due and managing disbursement of deposits and dilapidations claims
- Timely payment of all relevant invoices and obtaining of funds from clients where necessary
- Involvement in various block/ facilities management responsibilities
- Compiling reports following a property visit on compliance recommendations
- Property Management input for monthly/ quarterly portfolio client reports
- Annual budgeting reports

Career Experience Required
- At least one to two years’ experience in a similar role
- Basic knowledge of heating and hot water systems, plumbing and electrical
- Experience of excellent client management
- ARLA qualified preferred
- The ideal candidate will be able to work well within a team and on their own
- The ability to communicate with developers, landlords, tenants and staff in a confident manner
- The ability to stay calm and efficiently manage work load
