Property Manager
Salary: £42,260 plus £4,000 car allowance

We are seeking a dedicated Property Manager to join our team, managing a diverse portfolio of residential properties across Kent, Surrey, and Hampshire. This role offers a competitive salary of £42,260 per annum, plus a £4,000 car allowance and a range of excellent benefits. The ideal candidate will have a strong background in block property management, contract management, and leasehold experience in the residential sector.
Day-to-day of the role:
Manage a portfolio of residential properties, ensuring effective budget preparation and communication.
Oversee annual maintenance and deliver service charge accounts.
Assist in the handover of new schemes and manage utility company interactions.
Appoint and retain contractors and consultants, monitoring performance and auditing arrangements.
Liaise with colleagues, contractors, and stakeholders, maintaining strong relationships.
Handle customer enquiries and conduct regular meetings.
Maintain Health & Safety standards and ensure compliance with relevant legislation.
Keep updated with legislation and advise on implications affecting working practices.
Assist in credit control, debt collection, and conduct inspections on the residential portfolio.
Review estate standards, report issues, and ensure tenant compliance with lease obligations.
Required Skills & Qualifications:
AIRPM membership or similar property management-related qualification.
Proven track record in private sector property management, specifically in the residential sector.
Knowledge and experience in managing a dispersed portfolio.
Substantial knowledge of budget setting and year-end accounts process.
In-depth knowledge of the Landlord and Tenant Acts.
Demonstrable experience managing large mixed tenure developments and working with various client profiles.
Desirable:
Educated to degree level.
Experience using Property Management software such as Qube.
