The property management team specialise in maintenance and management of individual properties and developments, following strict guidelines to guarantee safety and satisfaction for all parties. SMP follow industry standards set by professional institutions, including the UK Government, RICS, IVS, IPMS and IWFM to maintain and improve standards.
Role Responsibilities:
- Manage a portfolio of properties, taking a proactive & strategic approach in the day-to-day management of the portfolio.
- Manage the facilities team
- Carry out regular property inspections.
- Build key strategic relationships with tenants.
- Advance planning for critical lease event dates such as reviews, lease expiries and break options.
- Dealing with the tenant queries in a timely and efficient manner.
- Dealing with any dilapidation claims, licence to alters, assignments etc in a timely and efficient manner.
- Confidently set and reconcile service charge budgets in line with the RICS service charge code.
- Manage service charge expenditure effectively, working closely with the facilities team.
- Work closely with the administration team to ensure rents are collected in a timely manner and outstanding debts are collected as quickly as possible.
- Liaise with the facilities team to ensure that buildings are well maintained at all times.
- In conjunction with the property administration team, manage health and safety across the portfolio, making sure that all properties are compliant.
- Overseeing refurbishments and minor refits.
- Carry out full handover process to incoming tenants.
Role Requirements:
- High attention to detail and an organised and methodical approach to processing.
- Ambitious and creative candidates with minimum of 3 year’s previous commercial property management experience together with landlord and tenant knowledge will be considered.
- Previous experience of setting service charge budgets is essential alongside creative property management initiatives.
- Excellent communication skills, written and verbal.
- A full, clean UK driving licence
