New Build Housing Developer
We are working with one of the country's most successful Housing Developers. They are multi awarded winning business with a reputation for providing fantastic training, development and progression.
You will ensure projects are managed in a consistent manner including management of pre-commencement programme, management of risk, co-ordination of the Design team, approvals to suit design requirements, securing Planning consent, securing related Statutory Approvals.
- Control of information flow and manage Pre - Construction Programme
- Evaluation of the development constraints and opportunities; including title, infrastructure, ground conditions, planning policy, emerging policy, phasing requirements, funding requirements and the like
- Develop and implement a planning submission and discharge strategy giving due consideration to local planning policy
- Seeking ways to maximise value and profit return through the strategy, phasing and design co-ordination
- Co-ordination of Design Team and Specialist subcontractors to meet design requirements and secure planning approval and other required statutory approvals.
- Management of design process to meet requirements of the sales department and the brand.
- Issue, manage and monitor preconstruction design programme.
- Brief and appoint design team as required.
- Establish a design code where applicable
- Assume the named contact of Principle Designer up to planning approval.
- Brief and appoint specialist surveys and consultant reports (inc SAP's) as required.
- Lead the team to secure planning approval in accordance with LPL adjudication requirements.
- Control, manage and report on Pre Construction expenditure as required.
- Manage the clearance of allocated planning conditions.
- Progress, monitor and record progress of S38/278/104/106 technical approvals.
- Seek utility quotations and prepare options for approval.
- Approve House Type Drawings and House Type grouping.
- Check & Approve combined (and individual) conveyance drawings
- Progress, monitor and record progress of UKPN easement drawing & other utility requirements.
- Progress NHBC applications, manage drawing comments / Discharge Conditions.
- Appoint Building Control and work towards Full plans approval.
- Produce and manage the specifications and finishing schedules
- Progress and issue Show home and marketing suite design & spec with agreement from Sales.
- Manage liaison with LA and other statutory bodies
- Manage the handover process to the operations team.
- At all times cognisant of the need to cultivate effective/longstanding relationships and promote dispute avoidance
- Understand the requirements of the Sales department and delivery those requirements though a consistent design service.
- Promoting best practice and supporting the Development team in achieving the best return for the business
- Encourage innovative cost-effective solutions
- Ensure work is accurate and error free
