SalaryA Midlands based residential developer are searching for a Site Manager who has experience of luxury residential developments. They have a strong focus on bespoke and innovative designs incorporating exemplar specifications.
The Site Manager will join a company who have pride in their work and each property is built with the end user at the forefront of all that they do. With a new site in the heart of the picturesque Cotswolds, they want a Site Manager who is capable of building 4 luxury properties.
Site Manager requirements:
- Manage subcontractors, and manage construction teams.
- Manage on site trades and labour.
- Provide commercial and financial feedback on cost control of project including providing and monitoring budgets and forecasts.
- SMSTS and CSCS Cards.
Key responsibilities
- Overseeing all onsite and offsite construction to monitor compliance with building and safety regulations
- Work closely with the architects and engineers to collate data on the construction project
- Coordinate and direct construction workers and subcontractors
- Select tools, materials and equipment and track inventory
- Meet contractual conditions of performance
- Review the work progress on daily basis
- Prepare internal and external reports pertaining to job status
- Plan ahead to prevent problems and resolve any emerging ones
- Offer options on terms of agreements, draft contracts and obtain permits and licences
- Analyse, manage and mitigate risks
- Ensure quality construction standards and the use of proper construction techniques
- Hire and manage subcontractors for the project
- Manage the construction sites on a day-to-day basis, including supervising the labour force, monitoring subcontractors, checking materials, inspecting work and overseeing quality control
- Maintain regular communication and attend meetings with clients and their representatives to inform them of progress on the project, i.e. stakeholder management
- Communicate with any consultants, subcontractors, supervisors, planners, quantity surveyors and others involved in the project
