Full-Time, PermanentJOB OVERVIEWWe have a fantastic new job opportunity for a Property Asset Investment Manager who is RICS, CIOB or CIH qualified or has significant experience of a similar asset management / project management role.Working as the Property Asset Investment Manager you will ensure that the organisation understands their property assets and are managing them proactively to provide their customers with homes that meet the highest possible standards.As the Property Asset Investment Manager you will ensure that the organisation has access to a wide range of asset management information that will enable the business to make the right decisions in relation to investment in their property portfolio, whilst managing a dedicated team to improve and maintain their homes.You will also develop and deliver planned maintenance programmes, including procurement and performance management, and take responsibility for preparing and monitoring budgets, ensuring the delivery of excellent customer service. This will include responsibility for delivery of their rolling programme of stock condition surveys and co-ordination of energy assessments.DUTIESYour duties as the Property Asset Investment Manager include:Accountable for the day-to-day performance of the serviceResponsible for effective budget, resource, and performance management of contractorsDeliver Aids and Adaptations defined as major capital investmentEffectively manage agreed budgetsSupport development and delivery of Asset Management Strategy, including the preparation of a rolling 5 Year Investment Plan that aligns with the 40-year Business PlanEnsure regular awareness of all owned or managed stock and understand its current condition, to establish and maintain programmes for all planned maintenance worksEnsure detailed knowledge of assets/full housing stock portfolio and that this information is fully utilised to inform any decisions on investment and options appraisal requirementsMake recommendations on proposed work to improve component life cycle, produce efficiencies or savingsEnsure that the risks found in the Housing Health & Safety Rating System (HHSRS) surveys are recorded, monitored, and implementedResponsible for managing the delivery of void repairsManage empty properties to ensure they are inspected and processedEnsure that all investment requirements align with the business objectivesLead on the delivery of planned maintenance programmes, ensuring effective programme, project and contract management arrangements are in placeEnsure that residents and owners are consulted properly on proposed works, their costs, and the availability of choices they may have (fittings/fixtures)Ensure that all building control and planning approvals are acquired and recorded for proposed worksEnsure that all contracts and other works are awarded properly, fairly, and equitably in line with Procurement PolicyEnsure that programmes, works specifications, tender invitations and any contracts prepared, take full account of Construction Design and Management (CDM) Regulations 2015 and any other statutory compliance provisionsEffectively lead and manage direct reports and the teamCANDIDATE REQUIREMENTSRICS, CIOB or CIH qualified or who has significant experience of a similar asset management or programme / project management roleStrong customer focusAbility to lead the delivery of asset management and have extensive knowledge of legislation and best practiceExcellent communication skills and the ability to work with a large cross section of stakeholdersAbility to track / record of managing high value, complex contracts to high levels of customer satisfaction, on time and within budgetHigh attention to detail and the ability to analyse and process technical dataExperience of effectively leading, managing and motivating a team is a must, as is experience of managing large budgets and ensuring policies and strategies are implemented successfullyAPPLY TODAYBy submitting your job application to us you are hereby giving us your express consent to submit your details to our Client for this purpose.JOB REF: AWDO-P11764Full-Time, Permanent Property Jobs, Careers and Vacancies.
