Location Split 8 weeks on/2 weeks off
Job Purpose
Site Manager reports to the Project Manager and is involved in maximising project margin, adding value to the construction process by proactive involvement in cost management and reporting. The Site Manager drives best value from suppliers and sub-contractors.
Responsibilities
• Carry out monthly financial reviews on project cost and forecast final outturn values for cost and margin.
• Maximise value of monthly applications and measurement and submission of contract variations.
• Timely submission and negotiation of milestone payments to ensure good cash flow for the project.
• Measurement of sub-contractor delivered works against programme to accurately report and approve monthly and/or milestone payments.
• Attend and run site and progress meetings / site inspections and handover boards.
• Carry out basic administrative functions and liaison with Home Office administration and Project Management teams.
Task and Responsibilities Overview
• Prepare cost analysis based on the design drawings, engineering estimates, materials required and labour involved.
• Aid in the design of the planned works this includes supporting drafting, review and implementation.
• Enable and manage design teams to produce practical designs for variations, which could involve liaising with designers, engineers, project managers and subcontractors.
• Prepare variation and contract documents, including bills of quantities using first principles or using schedule of rates.
• Evaluate variations from sub-contractors and, where appropriate, negotiate with the contractors.
• Report on all stages of project within predetermined budget and expenditure.
• Monitor and keep track of project progress and be the person responsible for the measurement and valuation of variations to the work throughout the contract, for agreement of interim payments and the final account.
• Work as part of a team to ensure that the project requirements are delivered.
• Carry out monthly valuations of work in progress, including forecasting of final costs and sales.
• Provide advice to project staff on commercial and contractual matters including reviewing and drafting of correspondence.
• Commercial vetting of sub-contractor variations and invoices.
• Certification of subcontractor monthly valuations and final accounts.
• Able to work well within a team-based environment.
• Communicate regularly with project staff and specialist sub-contractors to ensure commercial controls are in place, understood and followed at all times.
• Manage and produce accurate formal reports in accordance with business timetable.
• Monitor all commercial information in relation to project including labour, material and sub-contractor cost forecasting thus ensuring budgets adhered to.
• Supply all relevant information to the Project Manager and or the Program Manager for review at the specified intervals set.
• Plan sequence of works and monitor project progress.
• Resolve site issues and conflicts.

Skills and Experience
Essential:
• Previous experience within the Building, Construction, Mechanical, Electrical and Power contracting organisations.
• Good leadership and interpersonal skills
• Commercially aware with good negotiating/presentation skills
• Excellent client facing skills with the confidence to deal with people at all levels
• Ability to lead, inspire and motivate a team to meet objectives
• Capable of working independently and collaboratively as part of a wider team
• Good communication, numeracy and presentation skills
• Excellent written communication skills including report writing
• Excellent working knowledge of contract management, schedule of rates and project accounting.
• Experience of working on large scale, multi-disciplinary construction projects.
• Good understanding of construction law and contract management.
Desirable:
• Experience of working in a secure environment
• Experience of working on operations in austere remote sites or in developing nations.
• Knowledge of airfield operations and services would be an advantage.
• Ability to plan all site operations ideally using, or as a minimum understanding, Microsoft Project or equivalent, adapt to changing circumstances and meeting deadlines
• Familiar with NATO, ICAO, MOD and ISO terminology
