Department Operations
Reports to Property Manager
Direct Reports: None
External Relationships: University partners, local community partners (e.g. local authorities, emergency services), third party suppliers.
Purpose
To form an integral part of the city operations team, providing an outstanding student experience through working with colleagues, delivering high quality housekeeping and customer service provision.
Main Accountabilities
A high level of cleanliness and order maintained throughout the city properties, and properties presented to the required standard
Contributing to the delivery of the KPIs within the City, including measures for:
o Safe Buildings
o Compliance
o Customer and Employee Satisfaction
Helping to ensure effective stock control processes and ensuring optimum stock levels are maintained and stored safely
Ensuring efficient and cost effective use of materials
Following up on any customer or property related issues
Providing key support in emergencies, following up and dealing with serious emergency response issues
Ensuring that Health and Safety legislation is adhered to at all times and that all activities are compliant with audit requirements
Main Responsibilities
Working as part of a health and safety culture ensuring that Health and Safety policy and fire safety procedures are adhered to at all times
Appropriate reporting of “Safe Building” and “Health & Safety” issues ensuring ownership is maintained until the issue is fixed
Working within the required Risk Assessments and Method Statements at all times
Providing a cleaning service ensuring a high level of cleanliness and order is maintained throughout the city properties
Developing and maintaining productive working relationships with third party suppliers
Assisting the Property Manager with effective stock control and ensuring optimum stock levels are maintained. Reporting when stock is getting low to enable time to reorder supplies
Ensuring efficient and cost effective use of materials
Following up on any customer or property related issues requiring action in a timely manner
Ensuring all work is completed within the required standards and KPI targets set by the business
Principal Tasks
Undertaking regular day to day general cleaning duties to include:
Cleaning external areas, removal of flyers/posters; conducting termly flat and room cleans; carpet cleaning; freezer defrosting; conducting room inspections; air filter cleaning and showerhead cleaning, working with the Summer Turn Around team as required. Cleaning through all areas of the property, external areas, communal areas, common rooms, offices, car parks
Logging maintenance issues to the Property Manager
Providing check in and check out support
Supporting with customer sales enquiries
Assisting with incident response including power and water outages, fire alarm evacuations and rehousing
Maintaining an awareness of current legislation concerning Health and Safety, Data Protection and compliance
Signing of COSHH data sheets to ensure safe use of all cleaning chemicals
Undertaking all works to the highest safety and quality standards and in line with all current regulations
Support other members of the team in delivery of their tasks when requested.
Reviewing all tasks for risk before starting and ensuring that risks are eliminated before work begins
Contributing to the delivery of the KPIs within the City
Contributing suggestions for areas of improvement to benefit the business.
