About this opportunity
Housing Growth Partnership (HGP) is an equity investor for social impact, passionate about accelerating the delivery of new homes across the UK through investing in joint ventures alongside developers and housebuilders across a range of residential tenures. HGP’s capital comes both from Lloyds Banking Group (LBG) and from the UK government, via Homes England, with HGP having discretion over our investments. All HGP colleagues are employed by LBG.
HGP has committed over £360m of equity to date supporting the delivery of over 10,000 new homes across the UK, including over £110m and 2,800 homes in 2023. We’re growing fast and have expanded from our roots supporting SME housebuilders to work across all the living sectors with partners and developments at all scales, contributing equity up to £30m per site into BTR, co-living, student accommodation, retirement living and homes for sale.

This is an exciting opportunity if you’re driven to achieve results and make a real difference. You’ll join the Large Transactions and Strategic Partnerships team, investing in all residential sectors across the UK, focusing on the origination and execution of new investments. This role reports to Rachel Miller, Investment Director.
As Investment Manager, you’ll:
  • Support the team to invest with developers and housebuilders across a range of residential developments and housing tenures which will benefit communities. This includes private for sale, build to rent and co-living, affordable housing, student and retirement living.
  • Support the origination of new investments by identifying high-quality partners and opportunities which would benefit from HGP equity investment.
  • Support and where appropriate lead all facets of deal execution. This includes evaluation of development appraisals provided by potential partners; conducting financial analysis and deal structuring; preparing investment proposals; negotiation, due diligence and legal documentation.
  • Help manage the investment portfolio alongside a dedicated manager, which will require working with partner management teams and external advisers to oversee and support the development of successful residential schemes and HGP’s profitable exit from our investments.

What you’ll need
  • Strong business acumen and the ability to make clear recommendations.
  • Competent financial analysis, including cash flow modelling and structuring encompassing debt and equity.
  • Experience in managing multiple due diligence workstreams to evaluate each new development and partner.
  • Ability to support origination through building and maintaining effective and strong relationships across developers and housebuilders, advisors, intermediaries and lenders.
  • Effective oral and written communication at all levels and across different audiences, including the ability to write clear investment papers.
  • Adept in both internal and external stakeholder management to deliver results and build strong relationships.

Relevant experience and knowledge that would be an advantage but is not a prerequisite includes:
  • Property development
  • Property finance and structuring (debt or equity)
  • Experience of different residential sub-sectors
  • A network of contacts within the sector

Location
HGP has offices in London, Birmingham and Edinburgh. Whilst this role covers developments across the UK, it is within a team based in London, and you’ll need to commit to spending a minimum of two or three days per week in the London office. You’ll be required to travel within the UK on occasion, however we're advocates of agile working, so we’ll be pleased to consider applications from candidates wishing to work any flexible arrangement.
