Lettings Property Manager
Full-time - Maternity Cover
Basic plus Commission.
Our clients are looking for a motivated, experienced individual to join their Lettings Property management team in a fast-growing business. The successful candidate will be enthusiastic and reliable, having a good track record in Lettings Property management.
Ensuring the effective management of the residential property portfolio and delivering a quality service to landlords and tenants. They have won multiple property awards every year ensuring top quality customer service and they need to continue being an award winning agent.
Tasks include below:
Ensuring gas safety certificates are up to date and that electrical safety checks have been carried out and documented, and arranging for EPCs, as well as dealing with property repairs and maintenance issues, checking that the repairs have been made and are up to specifications.
Comply with ARLA best practice and agreed procedures regarding all aspects of work.
Dealing with complete tenant move in to move out procedures.
Dealing with rent reviews, tenancy renewals, rent arrears, rent recovery insurance policies giving guidance on legislation as required
To promote other company products & services.
Assisting colleagues with other duties as required.
Managing a portfolio of properties Communicate with Landlords / Tenants / Contractors regarding property repairs maintenance works, required actions to be undertaken resolving accordingly
Arranging property inspections and reporting back to Landlords with feedback
Dealing with deposit disputes
Ensure all legal compliances are up to date
Liaise with tenant and landlord following the end of tenancy
Communicating with utility companies and council at start and end of tenancy
Resolving Landlord and Tenant enquiries
End of tenancy checkout inspections at properties, including arranging any property works after and liaising with landlord and tenant.
Creating inventories before tenancy commencement and ensuring properties are ready for occupancy.
Advising landlords regarding repairs, property repairs and improvements.
Ensuring properties compliance is met
A strong administration background and ability to organise workload, excellent communication skills
To comply with ARLA best practice and agreed procedures regarding all aspects of work.
Good IT literacy, familiar with Outlook, Word and Excel
Attention to detail and high level of accuracy
Problem solving abilities with a good and appropriate use of initiative
Property lettings valuations and to grow the lettings department
Being the main point of contact between the tenants, landlords and contractors in relation to reporting and managing maintenance issues
Coordinating maintenance and repairs to properties with a variety of contractors and suppliers
Handling deposit negotiations with outgoing tenants & submitting claims with their deposit provider
The ability to work well individually and as part of a team
Desire to work hard, meet and exceed targets
Full driving licence and own car desirable
Monday to Friday 9am to 5pm and two Saturdays in a month 9am to 12noon
