We are looking for a Resales Executive, to support resales initiatives, ensure compliance with relevant legislation, government guidance and lease compliance. To ensure all income and related targets are exceeded, and to provide consistent excellent customer service to our residents at all stages of the journey.
Hybrid- once a week (on Tuesdays), you will be required to attend the Westminster office
Role Summary:
As a Post Sales Executive, you will report to the Senior Post Sales Executive and play a crucial role in supporting resales initiatives. Your responsibilities include ensuring compliance with relevant legislation, government guidance, and lease requirements. The primary goal is to surpass income and related targets while delivering exceptional customer service to residents throughout their journey.
Key Responsibilities:
- Provide outstanding customer service and build proactive relationships with key teams, departments, and external parties to achieve sales and revenue targets.
- Review and enhance processes to ensure efficiency for Leaseholders.
- Collaborate with various teams to facilitate a cohesive approach to marketing and selling homes.
- Coordinate resale appointments and viewings, maintaining a first-class customer journey.
- Oversee London Living Rent and Rent to Buy products, ensuring compliance with policies.
- Guide buyers through application and sales processes, adhering to guidelines.
- Instruct solicitors on sales and manage the process to completion within target timescales.
- Maximize sales opportunities across the program, maintaining accurate buyer records.
- Collaborate with the Residential Research team to understand the London Housing Market and provide feedback to influence future schemes.
- Ensure compliance with eligibility criteria and regulatory requirements to minimize risk.
- Provide regular reports on live sales and completions against budget forecasts.
- Support customer viewings, open days, and events outside regular working hours.
- Drive innovative solutions and sales activation campaigns in collaboration with Marketing.
- Manage post-sales transactions, ensuring valuations reflect property values.
- Monitor sales progress, initiating improvements to meet and exceed targets.
- Stay informed about market conditions and policy changes to ensure compliance.
- Identify differences in contract terms for compliance with lease obligations.
- Work within GDPR guidelines to ensure data protection compliance.
- Represent the organization professionally with key stakeholders.
- Perform other duties as directed by the Senior Post Sales Executive or Post Sales Manager.
Success Metrics:
- Deliver £62.4m income through staircasing and resales activity in the current financial year 23/24.
- Achieve a consistent 90% customer satisfaction rate at all stages of the customer journey.
- Ensure 100% accuracy on data inputted on CRM.
- Respond to sales inquiries within 24 hours with a 95% phone answer rate.
About You:
You are a team player committed to delivering high-quality, customer-driven services. You are highly organized, capable of problem-solving in a dynamic sales environment, and can work under pressure with minimal supervision.
- Demonstrable experience in a Resident Sales environment, preferably with shared ownership leasehold products.
- Understanding of leasehold law and regulations.
- Full comprehension of the property market, sales processes, and legislation, including the Consumer Code.
- Experience managing relationships with third parties, such as agents, solicitors, and IMAs.
- Proven track record of achieving and exceeding targets and KPIs.
- Understanding of the affordable housing sector, Local Authority, and HCA requirements aligned with the Capital Funding Guide.
