Project Manager required for a Fit Out contractor in the Southampton area delivering projects from say £100k to £1m+.
Core Specific Responsibilities
- Take a lead role in the delivery of projects allocated to the Project Manager, overseeing planning, procurement, health and safety matters, execution, quality standards and completion whilst maintaining an overarching focus on first-class customer service and achieving the profit targets required by the Company.
- Be accountable for controlling costs at all times on the projects you are involved in delivering, ensuring the procurement of suppliers and sub-contracted services provided by others remains tightly controlled and aligned to budgetary provisions.
- Support the bid team and tender production process by producing tender deliverable information such as outline construction programmes, tender stage method statements, general risk assessments, site setup and site logistic plans or similar to support the technical aspect of bid or tender preparation.
- Support the bidding and procurement process by way of preparing enquiries and obtaining quotations from suppliers and sub-contractors to aid with pricing work and/or placing subsequent orders and occasionally support the Company with producing and submitting low value quotations to customers.
- Assist with the identification and pre-qualification of key supply chain partners for the procurement of goods and services that support those services offered by the Company, aimed at achieving an optimal balance between product/service quality whilst reducing costs of sales.
- Produce construction programmes or Gantt charts for project planning and programming using Microsoft Project or similar software.
- Produce project specific documents including the development of Construction Phase Health and Safety Plans and preparation of Project Progress Reports to ensure external customers and internal management within the Company is kept informed of progress and potential issues that have been identified.
- Maintain accurate project documentation, including design information, drawings, specifications, change orders and ensuring other relevant records are kept live, up to date on the servers and shared with the project team.
- Work in a cohesive manner with others including colleagues, customers, stakeholders, external design consultants, suppliers, sub-contractors and the like to deliver the services offered by the Company.
- Overall responsibility to ensure every project allocated to you, is properly managed from commencement to completion and is delivered in accordance with the contract programme, all key milestone dates are met and works are delivered to the required quality standards.
- Compile handover documents including O&M manuals, commissioning and test certificates, as-built drawings, product warranties, collateral warranties and the like.
- Provide guidance, knowledge share and support to any junior staff members that may join the Company in future.
Other Duties:
The role of the Project Manager is varied, particularly in an SME sized business and therefore it is important the employee understands the requirement to remain flexible to undertaking certain tasks which may not necessarily be ordinarily considered part of the Project Management role. For example;
- Assist in identifying new potential clients and opportunities that support the aims and objectives of the Company.
- Produce low value quotations and submitting to customers for consideration.
- Work from site as a site-based Project Manager for the occasional small project or where temporary site management cover is required during holiday periods (employee not expected to stay away from home for long periods of time).
- Review sub-contractor quotations for compliance and competitiveness.
- Undertake site-based re-measurement exercises to verify sub-contractors accounts.
- To undertake any other task reasonably associated with the position offered.
Candidate requirements
The following requirements are considered essential for the role:
- Strong experience in delivering internal refurbishment projects within live/occupied buildings and to manage multiple live projects at any one time (up to three typically, subject to complexity, scale and other workload).
- To be an excellent communicator, possess strong attention to detail skills, open to innovation and discovering new ways to achieve and generally have an aptitude for striving for excellence.
- To possess a comprehensive understanding of the role of Principal Contractor under the CDM Regulations.
- To be aware of the Asbestos Regulations, be clear on the responsibilities of duty holders and the protocols around how these Regulations impact the services offered by the Company.
- To hold a current SMSTS qualification or similar and HNC in Building Studies or equivalent.
- Possess a good understanding of the Building Regulations and RIBA Plan of Work.
