We are now looking to recruit Property Manager to work in our “Home Ownership Team”. This customer facing role provides a high-quality property management service to leaseholders and landlords, managing portfolios of around 20-25 schemes across Lancashire, Merseyside and Greater Manchester area.
About the role
This is a homebased position but will require the post holder to visit their portfolios as required by the lease, so a car and driving license are essential for this role.
Key duties and responsibilities
Property Management
- Have a clear understanding of lease covenants and obligations and ensure that these are fully met on behalf of the Leaseholder/landlord.
- Ensure that action is taken in respect of any breaches in lease.
Customer Service and Engagement
- Provide a proactive approach to dealing with customer with a first-time resolution attitude.
- Attend leaseholder meetings and positively engage with customers.
Health and Safety
- Conduct regular scheme inspections to monitor upkeep of the property and grounds.
- Identify repairs and maintenance issues and ensure that statutory compliance is met in relation to Health and Safety.
Service charge
- Produce accurate service charge demands and year end accounts for all sites within the portfolio.
- Monitor expenditure across site to ensure that properties remain in line with budget expectations.
What we require?
- Sound experience of leasehold management and property management.
- Good understanding of leasehold and service charge legislation.
- Knowledge of section 20 legislation
- Excellent communications skills –letter writing and the written and verbal presentation of information.
- Excellent numeracy/analytical skills and competency in dealing with financial information.
- Experience of setting and monitoring budgets
- Excellent time management skills.
- Be able to work well in a team or own initiative and have the ability to communicate with leaseholders in a confident manner.
- A Full UK Driving Licence and access to your own car.
Qualifications
- Essential – GCSE standard English and Maths A-C or 4-9
- Desirable IRPM
