Role: Property Manager
Location: Chandlers Ford

Hours: Full Term /Permanent - Monday to Friday (Hybrid)
Job Purpose:
Management of property portfolio ensuring buildings remain operational, safe, and compliant. Project management and support to ensure the ongoing improvement and further efficiency of current properties and the overall portfolio.
Main Responsibilities:
Plan, co-ordinate and oversee property maintenance and upgrade projects, ensuring work is completed to brief, in a safe and compliant manner and to the required standard.
Control of all existing rental leases including rent reviews, business rate checks and lease renewals and/or extensions. Engaging with legal support providers when required. Ensuring the terms of the leases are being met in relation to tenant responsibilities.
The acquisition and disposal of branch locations. Initially being the main point of contact for the internal stakeholders and external parties, who are engaged in the search and acquisition of new sites and the disposal and settlements of old sites.
Preparing and managing an ongoing planned preventative maintenance programme across the branch network to protect the companies' buildings and assets. Carrying out inspections to confirm work meets requirements.
Property support and guidance to the branch network establishing strong relationships with the branch and operation teams, establishing clear lines of communication.
Qualifications and Experience required:
Knowledge and practical application of health & safety and compliance regulations such as CDM and asbestos management.
Accreditation with appropriate governing body such as RICS, CIOB, IWFM
Demonstrate project management skills to ensure smooth and accurate operations of the properties in line with agreed budgets.
Experience of successfully managing a team, being able to demonstrate strong leadership skills and the ability to develop, coach, motivate and engage a team. Connecting and collaborating intensively within your team and across the organisation.
Excellent communication and interpersonal skills, with the ability to listen and offer sound feedback. A vision for the business and the wider team, the ability to adapt and be decisive in a rapid pace environment.
Be able to utilise and analyse data on Microsoft packages such as Excel / Word / PowerPoint.
Ability and willingness to travel within the branch network across the UK as and when necessary.
A full UK driving license will be required.
